It found the asking price of properties for sale being reduced by £19,000 on average, which is £2,500 more than a year ago.
It suggests buyers are offering 7 per cent less than the asking price, according to property website Zoopla.
A third of properties are also being discounted more than once, with Doncaster being among the worst hit, seeing half of all homes reduced in price at least once.
Nine out of the top ten areas with the highest average asking price discount are in the North, led by Bolton where the average price reduction is 8.5 per cent, followed closely by Rotherham at 8.4 per cent, Newcastle at 8.2 per cent, Huddersfield at 8.2 per cent and Glasgow at 8 per cent.
Nicholas Leeming, a director at Zoopla.co.uk, said: “Weak demand as a result of the continued lack of availability of mortgage finance has caused sellers to knock ever more off their asking price over the last 12 months in order to make a sale. This is great news for buyers who are able to pick up more of a bargain in the housing market now than at any time in the last year.”
