I stopped cleaning up after my two when they were secondary school age, they also joined the cooking rota ( one meal each at first) at the same time, I showed them simple dishes and looked forward to one or two nights off coooking each week.

I didn't iron for anyone they learned at ATC how to iron shirts better than I can.

Agree with the idea of closing the door and letting him live in his tip as long as it doesn't affect the rest of the house ( smells and lack of cups spring to mind)0 -
I absolutely don't clean his room, he's had the same sheets on his bed now for at least 3 months,(yuck), I only do his washing if he puts it in the wash basket, I don't iron any of his clothes other than the odd work shirt, however, it gets a bit much when there isn't a clean spoon to be found in the drawer.0

I agree with B&T. If he is treating you and your home this poorly for the hilariously low sum of £50 per week, then you have a spoilt little sod on your hands. I would not be giving him a home, paid for by you, for him to do the same.Emergency savings: 4600

Does he smoke weed? This sounds like someone who smokes weed and i think the lack of get up and go attitude comes from smoking the crap... it is the most antisocial drug going.It is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
