    I wouldn't offer any information about why you are moving, but if asked you could just say you sold your house and intend to rent for a few years before buying again. It's not a total lie!

    With regards to the letting agents and just your husband being the tenant, I'm not sure if the big ones would allow that. Some of the smaller ones might be willing to go for it. But you don't know unless you ask.

    Lets hope this private rent works out though.

    Maizy,

    Can't see a problem with husband taking on the property on his own - anything to get yourself sorted.

    Looks like private renting is harder to arrange in your part of the country than it is near me.

    Around here there are arguably too many private landlords.

    A family in which a member was working would be regarded as ideal - and sadly unusual - tenants.

    I have just rented privately and the contract they produced didn't say anything about bankruptcy. Whenever i have rented privately the contract has been a 1-2 page affair, whereas through an agency it has been 3-4 pages. It took us a month before a suitable place came up privately, so be aware what day properties are in your local paper and buy it as soon as it is available.

    If it comes to it and it does have a br clause, then i think you should be honest about your situation but then say this will obviously leave you in a more comfortable position than before to pay the rent.

    it is possible to move, you just need to persevere and don't give up hope! :) good luck xx

    private landlords have never asked me for references, only when it has been done through estate agents. if it came up in conversation, you could say you are downsizing or something like that. i really can't imagine they would ask for proof of sale. you'll be fine xx

    hi Maizy, me again... i'd say if the house is 'tiny' i wouldn't take it unless it is gorgeous...if you can hang on a few weeks and keep ploughing through the adverts i am sure something will come up...

    the nil tax IPA...if you're working, one would be applied until the end of that tax year. the tax that would have been paid to the tax man is included with your salary, so you have to put it to one side until a company called Moon Beever write to you to collect it. the other kind of IPA is calculated separately. if you're not working, you won't get one, even if you start a new job within that tax year.

    as for your job? only you know what is best for your family. i won't shout at you (why the heck would i!) but i think you should think twice before rushing into an unsuitable rental. the right one will come along.

    Maizy - you have children, they are the perfect cover. You are giving up work because you want to maximise the time you spend with your children - thats all people need to know, and lots of people do it. Even that you have had 'a health scare' and it has made you re-evaluate what is important in your life - and that is your children!

    Try and relax, take a deep breath, and dont rush - the right house will happen, just maybe not over night!
