Selling a house What am I obliged to leave in the house

When we moved in the vendors had taken all the kitchen shelving (it was a open ikea style affair) as they were going to fit the same one in their new home (saving- about £75!). Would have been ok with us if they had filled the 100s of holes left behind. No point arguing about it though as we were replacing it anyway, we just did it sooner rather than later. We also discovered why they left all their (freestanding) appliances behind- they fitted the kitchen themselves and didn't take into account the skirting boards- to remove the fridge freezer and dishwasher they would have to remove the skirting board and door arcitrave (sorry, bad spelling!)
They also took the most god awful faux velvet curtains in some of the bedrooms (faded by the sun too) but left behind a beautiful handmade blind (made by local tres expensive company) and an antique wall cupboard- which we later found out was because it can't be removed without taking most of the plaster with it
I can understand these things probably saved them a few quid in their new home (a do-er upper) but they then left us a gorgeous bottle of champagne in the fridge- costing £50!
I would always try to leave some form of curtain behind, especially in the bedroom as who wants to be putting up curtains on moving in day?Saving for an early retirement!0 -
I got pretty fed up with all the screw holes left behind when we last moved into a house - particularly as we had left plenty of stuff in the old house. Joke was that the people who sold us the house were emigrating and not taking much with them, but in a sulk over price they took everything they could and stuck it in storage.
Suppose could have got them back to fill all the holes but then it would need decorating0 -
Fixtures and fittings - these should be left because they are fixed or fitted. So you can remove shades from hanging lighting points. But if you have a chandelier or spotlight you have to make sure they are specifically excluded from the sale or leave them in place! If you remove light fittings and leave wires hanging out of the ceiling or walls you may be pursued for the cost of making good (or the value of the light fixture if not excluded from the sale).
Taking up fitted carpets and laminate flooring - are you for real?0 -
We're waiting to see a list of what our vendors are leaving behind. We are under the impression they are taking the curtains and the white goods but that's fine as we have a lot of stuff being given to us, plus there is always Freecycle
Strangely though, I was outside my house having a naughty cigarette the other day when this car pulled up outside and parked strangely. Woman jumped out and ran towards me, it was our vendor. She said that she was glad she had caught me (we live around the corner) and listed off a load of furniture they had bought, never used and was in the garage. She said that as we were FTB did we want any of it, free of charge and if not they would take it to the tip before they moved which I thought was lovely. She also said they are leaving their workbench which made my OH chuffed to pieces.
She also said to me if I fancied popping around for a cup of tea and a biscuit to do some measuring they are in whenever and just bang on the door.
Now... here's hoping they don't take the ceiling fans lol0 -

There are still some very nice people around Thank goodness:T,
They are harder to find these days unfortunately0 -
We are in the process of buying a house and prior to making an offer we were told they were leaving the 2 beds, dining table and sofa....not surprisingly enough we have received the fixtures & fittings list and they are not leaving any of these items and are also willing to sell us (out of the kindness of their hearts)...an old bathroom cabinet for £5, bathroom mirror £10, curtain rails £10 each, shower curtain!!! £5, fixed light fittings £10 each, old scabby bench in the garden £20. I was really shocked by this. If i was selling i would have left all these items - the chances of your curtain pole matching the new house is slim and as for the shower curtain. I know this site is all about saving money but I would be embarrassed to even list these items to sell.:mad:0

How times have changed. When we bought our first house in 1969 everything was taken, even the gripper rods from the carpets, all the light bulbs etc. They did however leave one (yes, just one) sheet of toilet paper in the loo!0

I think it helps to be a bit generous. Our sellers said they were going to leave the plasma telly on the wall in the lounge. When it came down to the nightmare at the end, we did say to ourselves 'ah well, they are leaving us the telly...' so we were less inclined to make a fuss about anything else. When we moved in, we found they'd left a nice cabinet and all the electrical stuff that the telly (and integrated music system) was rigged up to - CD player, music centre thing, DVD player, gawd knows what else as not really looked properly. Sod's law, we can't really get it all to work as we need a Sky+ box which they took and Sky no longer offer. Ah well... we'll get there in the end. Still very generous of them as they'd never asked for any money for all of it, and we'd certainly not been expecting it.
Jx2024 wins: *must start comping again!*0
