Cant believe someone would take the laminate floors, I would not buy if the owner did that, normally you make an offer then say but would like xyz, I would never dream of taking any flooring or blinds fitted to the windows.0

I think how generous vendors wish to be depends upon the relationship they have built with the buyers. We were happy to leave a £120 corner cabinet because removing it would have torn the wallpaper. Had we disliked the buyers, that would have come out. I'm sure the torn wallpaper could have been patched-up, after a fashion.;)
Similarly, where we bought, (apart from the 'doggy' carpets!:eek:) the vendor was happy to leave a £150 electric fencing unit, a huge freezer and a supply of logs. We didn't find some things, like the pig arks, for several months, but that's another story!0 -

Are there any items which I must leave in the house
Is it better to have curtains and carpets,say, included in the house selling price which would then attract estate agents fee or try and sell them separately to the buyer

How much are you hoping to 'save' on EA fees by not including these items in the sale?
Your carpets and curtains are worth, what? £500? £700?
If your EA fee is 1% of the sale price, that's a saving of .... £5? £7?
If they're not included in the sale contract, what guarantee will the new owner have that you will leave them in the house once they've paid (cash? cheque? paypal?) separately for them?0 -
If not in the contract then you have no right to expect it will be there. Bleating about it will not resolve the issue.0

I am leaving the American style fridge-freezer, the range cooker, the dishwasher, curtain poles and all the radiator covers. I'm taking all the curtains, as they were expensive to make, the light fittings and all the garden furniture and pots. I'll be replacing the light fittings with ceiling roses and bulbs as expected in the contract. I won't be taking any flooring with me - who takes laminate or wooden floors up!???0

In terms of light fittings - you do have to leave a light fitting, even if a simple one i.e. you can't leave the bare wires hanging instead. I don't think the rules say you have to legally leave a bulb in it though - but I'd suggest that anyone who doesn't really needs to reassess their priorities in life!
First house we bought we asked about the cooker when we were looking at the house, and also said we'd like to keep the carpets. We made an offer, they came back with a higher one 'to include the cooker and the carpets' which we felt was fair. But now I'd just keep quiet about what we wanted and see what happened.0 -
As a buyer i would expect carpets and floors, blinds and built in kitchen appliances to be kept at no additional charge as you are aware of theses at offer stage. I wouldnt expect curtains or free standig stuff like washing machine to be kept but i would expect lightbulbs.
Basically if turn house upside down i would expect to keep any thing that doesnt fall out except curtains as they are a personal choice0
