Why do people take light bulbs? They cost 10p nowadays for energy ones0

However, why are you worrying about this now? Why didn't you decide at the time you went to market that you'd be taking this with you, and add a statement to the particulars to that effect? If you'd said this upfront, no viewer could be mistaken about what's included.
We did decide we were taking this stuff with us before we went to market. That's why it was never mentioned in the particulars. I was simply asking how to approach this in the checklist that we have been sent.
I didn't want to tick 'light fittings exluded' if this meant that buyer thought they were going to get a hangling bit of cable - don't want them to run a mile at this stage! In the same vein, I was cautious about putting 'light fittings included' incase this automatically meant the ones that were there on viewing, rather than any light fittings.
If I was going to add a statement to the particulars including and excluding everything in the house It would be a novel. Never seen this before when buying so not sure why you think I should have done it. Do you have actual experience in this kind of thing?

I find it hard to believe, in these days of fitted carpets, that anyone would consider taking carpets with them, or making them optional, or even negotiating for extra money for them. Unless people still buy squares of carpet and leave a border at the edge of the room with stained floorboards or linoleum?
The general rule that someone quoted earlier - if you turn the house upside down, anything that falls out isn't part of the house, and anything that stays put is. Carpets wouldn't move if properly fitted.0 -

Our lounge does not have a ceiling fitting but has 3 fittings where table lamps can be used
We shall leave 1 table lamp so that the room can be entered with suitable lighting and our expensive table lamps we shall take
This is acceptable to our estate agent0 -

I left a packet of 3 bulbs for my buyer when I sold the property. The house sold for 1000s of pounds, so why quibble over 10p bulbs?0 -
Write on the form
"The chandelier and light switches currently fitted in (insert room) will be removed and replaced with generic items"
OR
Write a codicil to the form explaining the same, however you want to put it.

If I was buying a house that had a chandelier and matching light switches I'd be very pleased to think the vendors were taking them with them.0 -
My buyer (FTB) asked if I was leaving the carpets, blinds, curtain rails, light fittings and...the gas fire :rotfl:I wouldn't dream of taking anything like that out! Some of the curtains maybe, if they fit the windows in the new place, but that's all. She was made up to find that we were also leaving the washing machine and 1yr old freestanding cooker (our new place will have built in cooker and we just fancy a new washer) as she won't already have these things and is just less for her to buy.
When we moved into the place, as well as the usual carpets, lights etc. our vendors had left a washing machine, fridge, freezer as well as a dining table and chairs, a 3 piece suite and some other bits. Fair enough they were a bit tatty, but for a couple of FTBs we were grateful that we didn't have to shell out for essentials like that straight away. (It's a shame they didn't tell us about the dodgy electrics and some other issues but so be it!)
