    That's what I was thinking too, but make sure this doesn't break any H&S rules!!!!

    This will inflame the situation. OP may be wiser to put up with her going across his garden until and unless this is resolved via the Landlord. With the letter I suggested, she will probably be put back in her box by her own solicitor. But as soon as you start impeding any right of way she considers to be hers, you give her grounds to kick off again and possibly with considerably more justification. Let her stay as the one who is out of order
