I will come back to this thread....i'm still shattered from the week....
landlady has called me to say she will reconsider the situation....so will see what her thinking is soon.
I know people who rent properties by the way - so i'm not against all landlords, not at all.....but i do feel this lady kind of expects the worst from everyone and then behaves in such a way as to alienate them. She seems so hostile...and did right at the start of the tenancy as well.0 -
Hmmm...she seems a bit odd. You might be inclined to wait to see what her decision is, but I'd look for a new place all the same.:A Thanks to all the lovely people who contribute their advice! :A0

Latest so far is that she has said verbally she will not be taking possession of the property when my contract runs out - I can renew, the rent will go up....and she keeps commenting and visiting re cleaning issues. The flat is clean, my neighbours have said she is out of order....i think what's happening is she knows that when tenants leave after short term contracts with her, they have to get the property professionally cleaned, carpets, etc....and as i've been here 4 years that's not been done.....that's fair enough i can understand it from a landlady's point of view....but why not just tell me. I'm getting a professional carpet cleaner in anyway...i don't have to til the contract ends for good and i move out - but i am doing it to prove that i can do these things without receiving a section 21.
The carpet is in great condition, it doesn't need any work as such....she has commented about loads of things. she said the winown frame painter noticed yellowing on the tops of the cupboards....this is right up by the ceiling, i admit i haven't been up there, but then she accused me of smoking! Anyone who knows me knows i don't smoke and friends that have stayed have always smoked outside.....this is one of many things she's commented about recently....she also asked me to go to church with her and when i said i had too many other issues to deal with right now (my mother's losing her home and bereavement issues) she asked me how on earth did i get my degree (psychology) if i can't deal with people! Saying i shoudl be more assertive with my mother - etc.! I don't believe i should, she's been through a terrible time and I believe i should spend my time with my other not my landlady!!!!!!

Make it a priority to follow this one up - you can check with each of the 3 schemes yourself - mydeposits, DPS, and TDS. If your deposit has not been registered then your LL is unable to serve a valid S21 Notice until she does get it registered, and provides you with the scheme's prescribed information. DG panels become misted between the two panes of glass because the seal has broken, usually due to age-related deterioration. That would come under the heading of "fair wear and tear" in the same way that fading of carpets would.willing2learn wrote: »...... She sounds like a nutter. If I were you I'd be looking to move out anyway but now the pressure is off you can take your time. Of course it's right that you support your mother. Ignore all the rubbish about church, carpets etc, your priority is to pin her down over the tenancy renewal. You need to know whether to house hunt of not.
If she's gong to let you stay, try to get this confirmed in writing so that the S21 is invalidated. Otherwise you have the uncertainty of not knowing whether she will use it when the tenancy expires.
If she proposes a rent increase, you have the decision as to either agreeing and signing a new AST, or leaving, or staying at the same rent on a periodic tenancy and risking her going to court to enforce the S21.0 -

thanks....i had a little lightbulb moment about that the other day when talking to a friend about it. LL is really hassling me with loads of issues....and I think she's not given anything in writing because she wants to have that choice right up until the last minute.
You know the last 22 months people have really shown their true colours. Why this happens when you are already at your lowest....i've no idea but I am becoming incredibly bitter and unforgiving of certain people's actions. I just can't believe how shallow some people are and how they've so much time to quibble about minutiae.
No doubt i ought to contact her soon and let her know when she can visit and check the light fittings have been cleaned...and to thank her for the church documents put through my door. The worst thing about this is if i don't i know she will see it as an insult....it's far from that, I just happen to have a very full plate already.
