A lot of the SE3 postcode is actually Kidbrooke, which if you are on the wrong end, can end up faced with lots of high-rise estates, which isn't the prettiest. I have to say £320k is very cheap for Blackheath and you could also be possibly be looking at near the motorway possibly. Also, some of Blackheath is on the Charlton side, which isn't as desirable. £500k in Blackheath would get you one of those 3-bedroom 'Span' houses on the private Cator estate, which aren't terribly big but a fab location! We are buying in the Lee conservation area near Blackheath and you get more for your money there but not that much more. Schools are generally quite good in Blackheath and Lee, if you post a link to the house, we could possibly comment more! :D

we were thinking of the first 4 houses in the list:

    thanks again,
  • Of those 4, only the maisonette in the village is really Blackheath, to my mind.

drop your start price down to £250,000 then you will get some nice 3 bed semi's in quiet roads but a bit further from the station
  • It's a good 10 years since I lived in that area, but I think you get a lot more for your money in the Lee conservation area. If you commute into London by train you have both two stations within walking distance that are on seperate lines which is a bonus given the "reliability" of the train service.
I also have fond memories of Hither Green, but only the part that is furthest from Lewisham and Catford!!
I must go, I have lives to ruin and hearts to break :D

Would probably have been better to start a new thread as your requirements are very different from the OP's.

A lot of those look quite estatey/ex-LA, so it depends on what you're able to afford/want to buy. The areas are safer than some obviously, but you take your risks. You're probably more likely to encounter chavs on street corners and car crime than things like gun crime, but none are locations I'd particularly choose to live in.

What's your budget? Are you only considering houses? Any other areas? What percentage deposit do you have?

Personally, as much as people say avoid flats, I would much rather have a flat in a nice area of Blackheath than a 3 bed semi on an ex-LA estate off Eltham or Bromley.

    Location, location, location...

I know some parts of Blackheath quite well, however, I am unable to get your links to work for me, so can't comment on the properties you are interested in.
The bigger the bargain, the better I feel.

I should mention that there's only one of me, don't confuse me with others of the same name.

Just delete the spaces after the www. OP is a newbie and can't post links.

Corelli Road is not quite what I'd call Blackheath, more like Kidbrooke and you need to be careful as much of Kidbrooke gets classified as Blackheath because of the SE3 postcode. I wouldn't consider a house where the ea hasn't even been brave enough to put up a pic of the frontage.

The one in Southover is actually in Downham, which is a far cry from what I'd call Bromley. Downham is an area with a lot of problems and a bit too close to Catford for my liking.

i have experience of living by downham, i lived in grove park for 4 years in the 70's, and it wasnt a very nice place then, would avoid, also i lived in lewisham for around 5yrs in the 80's, quite near the studios 6 & 7 and the odeon, seemed much better than downham, and blackheath was the place to be then, in the early 70's i lived in thames street greenwich, it was rough but wish i was there these days, lived in eltham twice in the 90's, a few yrs a stones throw away from the ferrier estate kidbrooke, keep away from there. my dad, until 2 yrs ago when he died, lived in a flat in catford, seemed nice, my mum, still to this day, lives in lee park road, which runs from lee high road to blackheath station, she is at the top end by blackheath, and out of all those areas, it has to be the blackheath place which feels the safest.
