any feedback on Blackheath area?

Hi

Can someone give me first hand feedback on area surrounding blackheath village? e.g. demographic population and property prices over last few years?

we are after a 3 bedroom house for maximum of £320k and dont know for sure regarding the location we want.

While i was browsing, found that the village is quite expensive but have seen some affordable houses in the area.

    I live quite local to the area and would agree, blackheath is lovely but some of the close surrounding areas are vile. Whilst I can't help you with costings, if you let me know where you are thinking I would be happy to give thoughts on the place?

    Can assist re roads - and confirm it's a lovely location. Whereabouts? Agree with above (mayfair1985). FYI, SE3 is Blackheath, SE10 is Greenwich, SE12 is Lee and SE13 is Lewisham. In parts, some will be classed as 'Blackheath'. Saying that, I'd not write off anything that falls into say SE13 - Granville Park (from memory) runs into SE13 and is fine.

    Thanks. to be honest i dont exactly know which area within Blackheath but i just searched rightmove for SE3 postcode and saw a few houses in our budget.

    any particular areas to avoid? also any idea on the demographics / schools?

    Blackheath village is lovely, however a lot of the places described as Blackheath are in fact Lewisham or Kidbrooke.

    Avoid.

    A lot of the SE3 postcode is actually Kidbrooke, which if you are on the wrong end, can end up faced with lots of high-rise estates, which isn't the prettiest. I have to say £320k is very cheap for Blackheath and you could also be possibly be looking at near the motorway possibly. Also, some of Blackheath is on the Charlton side, which isn't as desirable. £500k in Blackheath would get you one of those 3-bedroom 'Span' houses on the private Cator estate, which aren't terribly big but a fab location! We are buying in the Lee conservation area near Blackheath and you get more for your money there but not that much more. Schools are generally quite good in Blackheath and Lee, if you post a link to the house, we could possibly comment more! :D

    I would disagree.
    I worked as an estate agent for nearly 20 years in blackheath and know the area very well. I have sold ex council flats to multi million pound homes, all areas have their pros and cons.
    I would rather live on the charlton slopes than the span estate, buts thats me.

    OP it is a nice area in general with good primary schools if you need them.
    Blackheath Village, Westcome Park, Rectorary Frields conservation area, and the Charlton slopes are all nice areas.

    Westcome park rail for westcome park and charlton slopes, walk up westcombe hill to the roundabout. there you will find several estate agents along with a nice parade of local shops.

    across the heath is blackheath village, with BR station but also has lewisham and DLR link.
    The village is a nice area but I always felt it was more pompous than Westcome park, but that's just my opinion, you may feel totally different.

    It's well worth visiting both sides of the heath as each side has its own character. I can walk across the heath in 15 mins in heels and a suit so its not far between areas.

    The agents get lots of browsers there so don't expect them to rush you off on loads of viewings, it upsets sellers when they get window shoppers viewing their homes, so please don't take it personally.

    Definitely be careful re Kidbrooke (also SE3) - but don't automatically avoid streets with that in the title. Kidbrooke Grove (from memory) is great and not far from the village, and the top end of Kidbrooke Park Road is okay too - I lived in that road for around four years. Busy road in day, but fairly quiet in the evenings. Wouldn't get a house there though for that price.

    Also lived in Westcombe Park and loved it. Really not much there, but it just felt right and was very central for Greenwich and Blackheath. I just fell into SE10 there, but most falls under SE3.

    Most of it's lovely. I grew up there, my parents still live there. I spent ages 5 to 15 near the Royal Standard (on the way to Westcombe Park) and then my parents moved to the London side of the Heath.

    You can't go entirely by postcode - a lot of Blackheath is SE3, but some parts of SE3 aren't Blackheath, but are the nastier bits of Kidbroke. A few bits of SE10 (Greenwich) and SE13 (Lewisham) are essentially Blackheath too - on the London side of the Heath, near the Territorial Army Centre, there are houses with SE10 / SE13 postcodes essentially bang on the edge of the Heath.

    A really lovely area, I enjoyed growing up there a lot. My sisters and I went to Blackheath High Junior Dept (GPDST school) and my brother went to All Saints' C of E, which is near the Village.
    ...much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.
