    Are people under the impression that i want them to agree with what im saying, am i being lumped in WITH_THAT_WEIRD_CREEPY_POSTER_.

    I havent got any data to publish, im not the sort of person who knows all the right places to look for flowcharts etc, im just an average fella who looks on rightmove or looks in the EAs window, and then i come up with my OWN conclusion that house prices in my area have dropped around 20 percent in the last 12 months, they are still dropping and the majority of them still havent sold.

    But hey some bank said house prices have just gone up so maybe i should rush out and grab one quick, i dont want to be OUTPRICED FOREVER do i.

    Good news though i have figured out how to use an online dictionary so i can start banging a few long words into my posts and maybe just maybe i will look just as clever as a few of the bright chaps on this forum

    it's just that it sounds like you're taking a big guess based on a couple of houses

    I havent done any guessing, ive been looking at the housing market in my area for around the last 12 months, the majority of the type of house im looking at have dropped by 20%, most have not sold yet, and the prices are still falling. im not looking at 2 or 3 houses, im looking at 200 plus that are in or below my price range.

    I am now getting worried that im a bit rubbish at this house buying thing and should have just gotten a massive mortgage for an overpriced house when i had the chance.

    Give us a postcode and I will look up the Land Registry data then. On a more serious matter have you considered getting Propertybee (that will help if you are serious about buying). If you live in the America, Ireland, North of England or Wales don't bother with the postcode - you're probably right about the falls.

    Wouldnt really want to give out the exact poscode of where im going to be living, And ive got propertybee and yes i live in the north of england as ive said in previous posts.

    Until i came to this forum i was unaware that saying housing is getting a lot cheaper where i live was such a strange thing to say.

    Is it really that unbelievable that a 150k house 12 months ago is now worth 120k and still not selling in the north of england
