    There is no indication on that flowchart of when it was made, without the relevanta data i may or may not be able to draw my own conclusion if this is an average chart now or an average chart at the 2007 peak price.

    Its funny Cleaver, but you appear to have attracted the blessing of a fair number of bulls with this gem (For example good old Hamish).

    Which is strange, because the same posters do have a strange tendency to make more of those high level blunt averages than is justified, particularly in relation to their own neighbourhoods.

    I think the position of the bears/bulls is currently that the bulls are saying stagnation whereas the bears are saying crash, yes?

    So the question isn't where is the spring bounce, it is where is the crash.


    No, I think anyone with sense is saying stagnation. Anyone saying crash is hopeful and anyone saying boom is a moron.
