The house is no yours, so ignore the texts, just delete them and any mail return to sender.
  • Take the fitted cupboards and anything else that you're ripping out and dump it all on her front lawn ,

We had exactly the same problem - being pestered for things like the nasty net curtains that I had disposed of etc. The woman had noticed that we had taken them down (must have driven past) and 'popped in to ask for them' - that was one of several similar requests. I called our solicitor (the one who did the conveyancing for us) and he said it was unreasonable and sent a letter asking to leave us alone or legal action would be taken. Not surprisingly we never heard from them again.

My view is, that the sale is completed, so no need for the nice guy act any further.

Is there a reason why you "need to keep things polite and friendly"?

Personally, I would refuse the next request and, at the same time, tell her not to contact me again. I would point out that everything still in the house and garden now is mine - bought and paid for - and I didnt expect to hear from her again. Say "goodbye" and put the phone down.

If she has the nerve to try ringing again after that then, as soon as you realise it's her on the phone put the phone down and then take it off the hook. Once you've done this a couple of times if need be then she will stop contacting you.

Tell them as your contractual obligations are now finished since you're the owner of the property, they must now make all requests via their solicitor through your own solicitor as you will no longer deal with any such requests over the phone directly.

Once their solicitor starts charging them £25 a time to email your solicitor for the loo-roll holder they left behind, they'll soon get the message.

I wouldn't tell them to p*** off outright....they do know where you live afterall ;)

Have you changed your locks - she seems the type of woman who will just let herself back in to retrieve those things she's forgotten

My. Vendor once came back 3 months after completion to take out a fireplace and surround he had an emotional attachment to

We weren't gutting the house or even redecorating that room, but we agreed so long as he replaced it with something we liked at his expense. We ended up getting rid of a huge pine 70's monstrosity to be replaced by a black cast iron victorian fireplace with original tiles from a reclamation yard which exactly matched the fireplace in the next bedroom and was completely in keeping with our then victorian house.

We had no problems with this at all ;)
