    Well presented and well priced houses are still selling, volumes might be down but they are moving, so 'something' can make a difference.

    Out of interest a 5% reduction in price will cause the property to be resubmitted to any new/existing Rightmove users that have property alerts set up.

    Having taken a closer look I'm with jonewer.

    Having used the RM price comparison thingy it shows all manner of semi-detached larger homes for less money. Whilst they are not as new, new builds and 'newer' homes simply do not carry the premium they used to.

    Looking at sold prices in the street if you exlude flats then in the last 3.5 years only two properties have sold

    09 Apr 2008 26,Shepherds Walk, Bradley Stoke, Bristol, South Gloucestershire BS32 9AY Terraced Freehold £200,000
    21 Sep 2007 38,Shepherds Walk, Bradley Stoke, Bristol, South Gloucestershire BS32 9AY Semi-Detached Freehold £172,000

    At the height of the property boom a semi-detached went for £172,000......?
  • Having done a Rightmove search using your postcode and a price range of £160k to £200k, the following becomes apparent:

    1. Yours is not an end terrace. What else can't I trust?

    2. The price is too high. Semis seem much better value and they are where my mouse starts clicking. You need to market at a similar price to other terrace houses.

    Thanks for all the advice about the decor/price/description. All taken on board but I knew all that anyway. I didnt really ask for advice on those matters but I fully expected comments anyway.

    The wallpaper is from Laura Ashley and is the only wall in the house which isnt Magnolia so I dont think it will be a deal breaker.

    The front of the house is in the developers chosen finish and you cannot change to colour of it. Not allowed.

    Next sunny day the EA is going to take new photos.

    I think if you had a better view of the front of the house, it wouldn't matter so much that the streetview link doesn't take you to the exact location. As it is, it's not immediately obvious that yours isn't the house you first see

    I think we have just gone full circle to my original question! :rotfl::rotfl:

    I just put the street view link so people on here could look at the actual house rather than the bins!

    The house is end of terrace but part of the building is linked to flats set right back.

    I just meant that the streetview link on rightmove doesnt link to my house. It links to some flats and houses round the corner from my house. People were asking if my house joined on to the flats in the rightmove link. They dont. Is that confusing?
