Low click through rate on Rightmove

My house has been for sale for 9 weeks now. We have had 7 viewings which im happy with. No offers yet.

The click through rate on rightmove is really low. Can you tell me why?



Its coming up in peoples searches but they arent clicking on it.

We have reduced the price but this hasnt changed the click through rate.

Can you tell me if the house looks nice in the initial photo? I dont think it sells the house well enough as it looks a bit wonky and you cant see the porch and plants at the front very well.

    It does look a little wonky yes...hard to see the house that well or what's next to it.

    One agent I had round was into the stats and advised to put the price on a banding e.g. £190,000 as then it would come in more searches. (i.e. those who search with upper and lower limits)

    (Garden pic looks untidy too. )

    Seems a reasonable enough listing to me. Out of interest how do you know the 'click through rate'? Is that something the EA have informed you of?

    Yes the EA has access to the stats - compared to other properties they are selling.

    Garden looked messy in February. Needs a new photo. You cant see the garden photo in the search results though. The click through rate is the number of people who have clicked on the property in the main search results to see the property details.

    The close up shot of the house might make people think there's something to hide to one side out of shot perhaps?

    Is Pic 1 the thumbnail pic that comes up in the searches? It looks a little flat-fronted and squinty-eyed with the window open and the propery completely fills the frame so there is no idea of perspective. But I hate it when the photo in the search isn't of the front of the property so you shouldn't change it to one of the other photos. Is there anyway you can take a better picture of the front of your house so it looks more appealing?

    Yes Pic 1 is the photo which comes up in searches. The house has a nice porch and is a nice symetrical house so it looks so much better straight on. The front of it is one of the things I really liked about it when I bought it but it doesnt feel right in the photo they have on here. I've queried it already but they didnt take a new one. They should - so I will ask them to come back.

    If they won't (or can't!) take a better picture, can you take one yourself? If you send it to them and insist they use it, there's no good reason for them to refuse. After all, the EA works for you, not the other way round.

    Yes, I realise that - but if I was searching for say £190-£250K then I would miss yours ;)

    I also know what you meant by clickthrough rate, hence why I bracketed the bit about the garden photo

    The photo doesn't look like an end of terrace to me - more like mid terrace - and as you say it looks wonky.
