We have a mortgage with the Leeds as well as building/contents insurance, recently we have discovered a leaking bath as the room below has a stained/yellow colour. They sent a plumber out from Homeserve and said that the leak is coming from when you shower the water is getting into the taps. We put silicon around the taps as he suggested tried it again but it was still leaking. Then we tried running water where a chrome circular device is which controls the opening/closing of the tap and its coming from there as it loose and know way it can be tightened from the outside. Eventually i think the bath will have to be taken out in-order to address this problem which also means that tiles will also have to be removed.
As the water leak is causing damaging flowing quite fast onto the floor its rotting the wood which in-turn is making the ceiling in the room below develop a patch which is yellow.
What I need to know is our rights and claiming of the insurance because of the damage its causing. Otherwise if left the ceiling might give way also the insurance company will try to get out of this one.
I have taken photos etc as evidence, if they don't play ball what happens next.

Think this will all come down to the T&C's of your insurance contract.
You might be better off asking on the Insurance Boards

Did the insurance company send out the Homeserver plumber?
If so, is this because you've got home emergency cover?
If so, did he explain why he wouldn't fix the loose chrome mixer?

I phoned Leeds up to explain the problem and they sent a plumber(homeserve), we don't have emergency cover but we don't have to pay for the plumber to come out. They are sending the plumber to have a look at the leak again and i am not sure if he will be able to fix the loose chrome mixer.
