    We had a similar situation when selling. After exchange but a week before completion, our oven door smashed.

    It was impossible to get replacement parts, I tried everywhere. So only option was a whole new oven. Luckily managed to get a good second hand one and had it fitted just before we moved out. It was actually nicer than the one that had been there before.

    I am not sure that you have any legal obligation, but I think morally you should do something. Whether it be to get a cheap second hand replacement (local newspaper ads, freecycle, etc), or to contact the buyer and ask whether they're bothered.

    If you are going to mention it, which would be the decent thing to do, I would wait until after you have exchanged contracts.

    The OP has already mentioned that the impending move has just about wiped him/her out financially.

    Moral high ground retained by either telling the purchaser and waiting for them to respond (hopefully by saying "don't worry about it, thanks for telling us") or replacing with a second-hand unit.

    I'd probably contact the buyer, tell them the DW had packed up, that I was horrified, embarrassed and feel terrible about it because although the DW is almost 10 years old, as the buyer will understand, money is tighter than a duck's bum when you're selling one house and buying another and I simply don't have the spare cash to replace it. I really don't know which way to turn but I'm a very honest person and feel the buyer should know the state of play.
    Then I would pause for breath long enough for the buyer to make a suggestion and negotiate from that point.

    Agreed, the buyers were expecting a 9 year old dishwasher at best. Unless they asked if it was working and made this an explicit part of the contract, then all the OP should so is tell the buyers after they have exchanged contracts.

    My neighbour died recently and when their relatives were sorting out the house they realised that the shower didn't work. They didn't do anything about it at all, which I don't think is very decent.

    When my 2 gas fires stopped working just before completion I felt morally obliged to have then fixed for the buyers. I couldn't bear to think of them freezing in the coldest winter ever. Yes, another £250 to lay out too.

    As a general rule, you should treat someone how you would like to be treated yourself. So the OP should ask themselves what they would expect their seller to do if they were in the same position and do the same.
  • The couple who sold me my flat had their washing machine breakdown before they moved out. They replaced it with a new one, and left me a note explaining what had happened
