its so annoying when this happens it happened to us a few times and one time it was the estate agent not passing on message properly we weren't best pleased with them to say the least!!! our house looked like a showhome for no reason on more than one occasion and believe me that aint easy with a two and a half year old trashing your good work and a dog that is constantly loosing its hair!!!. . . but it will eventually pay off i'm sure we accepted an offer on our house a couple of weeks ago. . . by someone who hadn't made a previous appointment and not turned up but from a lovely young couple who actually showed up on time!!0

It's so hard keeping up the enthusiasm/momentum though. With our first viewer we spent nearly 2 days(!) cleaning and de cluttering. Now 9 months later it's more like 2 hours:o.

At least they called to cancel, nothing worse than sitting around for an hour waiting for someone who is not going to show, I've done that lots of times. Now I tell them clearly that if they are going to be late to tell me otherwise if they are 15 minutes past the agreed time i'm off.0

You need to grit your teeth and soldier on. At this point you're just concerned about viewers not showing up. Wait until an offer is made and the buyer pulls out. That's stress!Everyone is entitled to my opinion!0

Oh no I completely sympathise! Going through the house selling process and boy oh boy have we had many a viewing that didnt happen and we have been on the market since August last year with no sign of buyer in sight!
Guess you got to be patient! We are having to be like that too!!2026 financial goals & challenges!

To be fair, it works both ways; we were due to see four properties on friday - two were fine, but with the remaining two the vendors didn't show up to let us and the agent in.
I think generally people can be a bit unreliable sometimes.

sadly some people don't have the basic manners to ring ahead and say they won't be keeping the appointment (ie the first appointment), the 2nd appointment seems like a lame excuse but people are all different.
if they book to come again don't worry about spring cleaning, just let the EA meet them, if they turn up.
IMO someone who can't afford to keep their car running shouldn't be looking at buying a house and with these please if they do put an offer in be prepared to be messed around!0 -
If I were you I would note make any more arrangements for these people but let them know when you are available and only let them view when it suits you!Martin0

well these same people were coming for a viewing today at 11.45..........
they didnt show again!! no phone call this time either, just didnt show.
i wouldnt mind normally, but being five months pregnant, makes cleaning take that but longer.
Still at least my house is like a show home still!!0 -
Don't let them view again. Don't care how 'desperate' the market is - tell the EA you want absolutely nothing to do with them.
If you don't do it now, what the hell are they going to be like further down the line if they do decide to buy?
