            Well, we offered the valuation price. They said they would meet us half way. We stuck by our guns and said no it is the valuation price or nothing. They have put it back on the market!

They are really cutting off their noses to spite their faces and I bet they'll regret it. Wouldn't surprise me if you get a call on Monday saying they've changed their minds....0 -

            Are there two valuation figures given, one for now and one for when the work's done? Have you actually had the reports carried out on the issues mentioned by the surveyor? Do you know what the actual costs will be, rather than the surveyor's £10k retention figure?I am a mortgage broker.             The work required comes to more than 10k - nearer 20k based on the estimates we had done.
They have reduced the price by 10k now it is back on the market... I think they will end up selling for less than our offer, but hopefully by that time we would have found a much better property! Thinking positive!:p0 -

Well - long story! They did grovel but physically can't come down to the valuation amount. We decided to call it a day.... they might still come back as we left our offer on the table until we notify them otherwise! They have put it back on the market!0 -

Well fingers crossed. I'm surprised they are risking delaying and not getting a better offer. I still think you'll hear from them again

            A quick update!
Notified the Sol of our sale falling through. She hadn't heard from vendors Sol or EA so said they might still be holding off waiting for us to come back. She also has recieved a copy of their signed contract and hadn't been asked to send it back.
Anyway, thought I would initiate contact again, just to remind EA we were still interested. Just a breezy email saying that we had notified our Sol and the case was on hold just in case they couldn't secure higher offer from another buyer. She replied just saying 'thanks' at 18.30 last night and this morning the house is STC again on RM!!
Not too upset as that will be STS and I am sure these buyers will have the same problem. Just thought the EA might have let us know or tried to 'scare' us into a higher offer?! I did think of upping our offer by 5k, but DH stopped me.
Oh well, at least it is closure if it does go through - good luck to them!!0 - 
            Now Sol has been in contact as vendors Sol wants contract back! Still, they still might go through the necessary surveys etc and still pull out!
