    So the landlord now has nearly 8 weeks notice from me and the 'for let' board has already gone up....and they are not replying to my telephone calls...NICE!!!

    The property is yours for the nearly 8 weeks and you do not have to allow viewings. You are entitled to 'quiet enjoyment' and sole use. If they want viewings then they need to negotiate the leaving date and rent, if not no viewings until you vacate ie at the 25th april.

    Yes it does!
    The tenancy continues....until it ends.
    We've already discussed how/when it ends: either early by mutual agreement, or according to required notice period (25th April).

    So until that date (or an earlier one if agreed) the property is yours.
    So yes, you can refuse access by the landlord (change the locks if necessary). Best to make clear in WRITING if you decide to refuse access though.

    However as suggested above, by allowing access for viewings, the LL can get a new tenant in early, thus releasing you from the tenancy and the obligation to pay rent.

    The choice is yours.

    ps - read the Shelter link in my earlier post for your rights as a tenant as well as your obligations.

    edit - and just for context, if the position was reversed and the landlord wanted the tenant to leave, he has to give two months notice aligned with rent periods, which could be nearly 12 weeks. And even then the tenant has further options and protections.
