been no interest what so ever. on at the EA weekly and still nothing. House prices on my estate are the same as what we are looking at selling for.0

Couple of things - maybe petty maybe not.
Its a small house, so you need to make it look as big as you can. Having 5 seats in the lounge is potentially too many - can you get someone to store the 2 seater sofa for you until you move. Similarly whatever that big grey box thing in the kitchen is, it suggests lack of space for something vital - peversely if it were a tall fridge freezer it would probably look better! In your room the dominant thing in the room is the wall mounted TV which suggests lack of space for something people might want in the room. If there's no telly people won't realise its missing, but having it there makes it obvious space is so tight it has to be wall mounted - this isn't good because unless you bother to go to the floor plan its not obvious that there are walk in cupboards so it feels like the room only just fits a double bed. Lastly having a futon in the second bedroom also highlights lack of space - people want to know that they can get a bed in - so at least set it out as a bed rather than in sofa mode.Adventure before Dementia!0 -

I was just looking up and down your street on Google maps - there's a couple of other houses for sale so how does your asking price compare to theirs? Also, I noticed one house is "to let" - have you considered renting it out instead of selling it?0

Agreed, that's the first thing I spotted - a 2x2 would make the room look bigger.0 -

A 2-bed semi sold in August 2010 for £110k. It's older than yours (looks 1930s) but quite a bit bigger (Viewforth Road).
A modern 2-bed semi sold in Jan 2011 for £107,500 (Leechmere Way in Ryhope)
You bought in March 2007 for £118,500. It's very likely to be worth less now. I bought in Jan 2007 for £115k and sold in Feb 09 for £103k. Be prepared to make a loss.

Regarding your EA's photographic presentation -
The external photo is dark and doesn't show the house in context.
The first lounge photo is dark and has lens flare. The second lounge photo has the light on, which makes it look much better. Why didn't the EA re-take the first one with the light on?
Wouldn't the WC look better photographed from a lower angle without showing the pipework and showing the cabinetry and mirror?
Kitchen - clear the clutter on the worktops and take the fridge magnets away
Photo 7 with blind closed - did the EA take these photos after dark? If so, get them back to do them in the daylight
Photo 8 - couldn't you have got an angle without showing the PC clutter in the corner?
The bathroom's a mess. This may be the way you live, but do you REALLY think that having all your toiletries lined up on the window ledge, bath and ledge beneath the basin will pull the viewers in, will entice people to look at your house? Having said that, the EA HAS got the right idea (as opposed to the WC photo) of reducing the emphasis on WC and pipework, and showing the room itself. Again, though - it's a dark photo - I'm sure the tiles are gleaming white in reality, but they've been photographed as grey......0
