    What on earth made you think it would sell straight away, given that we've been in a financial recession for the last two years, mortgage lending is at an all-time low, and those most affected by this are those who are looking to buy at the price level you're selling at?

    Do you have evidence that other properties in the area of your style have sold quickly?

    Lastly - are the housebuilders still building on your new estate? If so, what incentives are they offering, and are they still offering your style of house? If they are, how does the price new compare to your asking price?

    I symathise with you. Have you spoken to your agent? Its all well and good dropping the price but is your agent working for you also? My experience of agents is they didnt do alot for me. They put it on rightmove and that was it. If you really want to sell asap, maybe look at selling privately too. You will probably still have to pay for some fees with your agent. Advertise on gumtree in your local paper. Theres nothing wrong with directing any interested parties to your agent if needs be. Research on upmystreet and see average selling prices in your postcode and see if they are in line with what your asking. Dont be surprised if you need to knock a little more. In these current times 3 months isnt really a long time and maybe put the house you'd like out of your mind until you've sold your own, then if its gone its gone, you'll find something else. Get active yourself with the sale of your house, dont just leave it to the agent. Your paying them alot of money, make them work for it. Ring them weekly and find out what they have done to promote your house and if they have had any interest.

    If you are fee'd up now, once you have sold and bought another place, your solicitor, estate agent, surveyor, mortgage advisor and lender will all fee you back down again.

    before you posted the link on here (which will probably now show a huge spike in interest), what was the feedback from your EA? just how much interest has there been? what's happening in your area for similar properties?

    (nothing like your property or area, but it really isn't pretty out there just now. a builder friend recently told us that he'd had to sell his family home (that he'd built) as he was getting divorced. his beautiful, high spec. detached was originally up for £475k & he had to give in & sell at £325k due to how the market is at the mo'...)
