    The problem is that although you can find 2 bed semi with d & g, most semis with d & g are 3 beds. From about 1990s builders tended only to build 2 beds as terrace/end terrace, but obviously there are exceptions. Unfortunately your choice (as you have discovered) is limited.
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    we waited years in rented until the right house came on the market and then waited again.It was well worth the wait and i would do it again..some people panic and buy a overpriced shoebox because they are not prepared to wait for the right house to come on the market...we would still be in rented if this house had not come up because all the others since bar one have had something we did not like.
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    Ah but they do exist in abundance around here, they are just not coming on to the market. :(

    Spirit, I second the suggestion to do a mail shot aimed at the specific houses you like and would be interested in.

    What can you lose in doing so? A bit of paper and a bit of time. That's all. NO ONE is going to be offended by it, in fact the current owners will be flattered.

    And you just might find the ideal property for you! Go for it - seize the day.

    PS As to renting with cats - there are plenty of LL who, despite stating "no pets", are amenable to the idea....as long as you persuade them with a larger deposit and/or agree to pay for professional cleaning afterwards.

    Hi,

    the mains reasons I don't want to rent are a) the cats and b) I want to port over my existing mortgage as I am on a brilliant rate. I don't want to have to start from scratch with a mortgage application.

    I've seen a couple of houses today, 1 isn't going to be any good but the other one is. It ticks all the location boxes, garden faces south, not overlooked and a few other bits.

    It's empty now as the owner has moved back with their parents. She is really keen to sell. It needs a new kitchen, fascias and soffits and a couple of the windows have condensation inside. Also possibly a new boiler in the near future. The decor in any house I've looked at doesn't bother me as I will do to my own taste anyway.

    i've got another one to see tomorrow and another on Monday. I should be able to offer on one of them by Tuesday morning hopefully.

    Good luck spirit! Sounds promising. There is one house we have been negotiating on for a while - we have offered our top budget but the owner wants £10k more so we are at a bit of a stalemate but he said he will let us know definitely by the weekend. There is nothing else out there. Well, one house has come on the market but we can't view till next week. Just feels like everyone else is working on a s-l-o-w time compared to us! Argh! Hope it all goes well for you. :T

    Ok, it's between these 2 houses. Both are empty and keen to sell quickly.

    this one has got a mahooosive garden (+ point) but is north facing. the kitchen is decent enough, replacement windows, heating system is fine. It need a bathroom as it has a 'champagne' coloured one - looks darker than champagne, more like biscuit really. Not such a brilliant area though. some ex council houses round the corner and within sniffing distance (when the wind is in the wrong direction) of the sewage treatment works on Lower Way.

    Or this one which is further away and not within sniffing distance. It's on an estate very popular with families for the Kennet school (not appliable for me) and is all privately owned and well kept. South facing garden of a decent size and looks out over a green. Bathroom is fine here but will need a kitchen in the not too distant future. Both houses have roughly the same size kitchen.

    The only - point with this one is that it has no sitting room window at the front and has borrowed light from the internal double doors.

    I prefer the first one Spirit...more spacious and much lighter. But then again, I don't know the area and I'm not sure how strong the wind may be down from the sewerage plant...

    The second house' kitchen would be a problem for me, it looks teeny tiny, maybe it's a layout/photo thing if it's actually a similar size. Think the garden is nice though.

    Property 1 all the way. It is already nice and has loads of potential. Lots of space to extend (either to the back or to the side) if you like and the garden is really nice. Could easily build a garage to the side if you want to.

    It would be no contest for me.
