My problem is that almost all the places I look at cost alot of money to rent
Firstly, lower your expectations. Look at things you CAN afford.
In addition, if (as we saw during 2008 and 2009) rental prices drop drastically as the market was flooded with stock, would you still be so appalled by paying the lowered rent?
Especially if your terrible, horrible, dirty, filthy BTL investor has high mortgage costs and can't meet them but has to get his property let as its his business?

I understand the sentiment. But having been on the wrong end of a tenant that showed a complete lack of regard for a property that 18 months previously had been carefully cleaned, repaired and handed over in lovely condition, I can say this lack of respect goes both ways.0
