    A typical lease contract would say "No pets allowed, without owner's permission." Most, now, include the legal jargon "which can not be withheld unreasonably."

    If your contract doesn't say "No pets", then I would assume they forgot to put it in (which would be very surprising) or its ok to have pets.

    The neighbor nuisance part of the contract, of course, would come into effect if your dog howled/ barked continuously.

    This is one thing that bugs me!!

    Some agents will turn you away if you have pets,some if you have kids and others if you are self-employed. Try finding a house if all three apply !!!!

    We had such trouble and in the past we have ended up knocking on the door when the to let sign has gone up and finding out the landlords details. Once the landlord sees how nice we are !! it is not a problem. Usually the letting agent has not even asked them hence they get mad at them !!

    Best bet is to request the agent phones the landlord and keep asking!!
  • I rent privately and have 2 cats. All the landlord requested was that we had the carpets cleaned before we left (only have carpet on the stairs, rest is laminate :T )

    we did have to ask about the cats though and made sure it was in the tenancy agreement

    Hi-I rented through an agent with kids and a cat

    the agent just asked the owners permission for the cat before we signed up. The only thing we had to agree to was IF we had left the house infested with fleas when we left (which obviously we wouldnt) then we would have to pay for the house to be fumigated.

    This seemed totally fair and reasonable to us, so we agreed.

    no problem with agent at all

    A lot of agents have a blanket ban on pets/ smokers & benefits.

    I have had to ask to get my 2 cats accepted each time over the 12 years I've been renting. 90% of the time I'm turned down so I walk away. In the place I'm in now I've Got '2 cats permitted' on my agreement and I had to pay a higher deposit to cover the possible damage they might do. My cats are quite elderly now and do far more sleeping than damaging!

    Surely though, landlords who refuse children, pets, benefits etc are eliminating a huge part of their potential market. Most healthy income, childess, petless professionals are buyers, not renters.

    I read somewhere that there was a recent european legislation case where they ruled that it was against human rights to forbid pets in this manner. Don't know if it was true, but might be worth researching.

    It seems easier to rent a house if you are a druggi than if you have very well trained and bhaved dogs!

    This issue for me would be smell. I find Doggy types dont seem to notice the smell ALL dog owners houses reek of.
    If you were the owner you would want the property returned as found. You might not object to dogs but Im betting something might be unacceptable to you. Try and equate things you find unacceptable with different things you may accept but others would object to.

    I cant bare the thought of Dogs having trodden in other Dogs poo then walking in your house. Watch any Dog and you will see it walks through others poo.

    Ive never even accepted a cup of tea in a Doggy house.
