Please let me know what you think - Flat for Sale!

I think it looks well presented, uncluttered, neutral etc. I don't like the way they have taken the photos, I feel like I'm having some out of body experience and actually feel a bit queasy. The main bedroom does look narrow on the photo but that might just be the angle. The mirror should help to make the most of the space. It's great for a flat that you have gardens and as others have said, maybe you could add just a few pots to liven it up a little. Don't know the area so can't comment on that but it seems like you are getting a lot for your money (and I don't live in the south). Hope you get a sale soon.0

Is the agent really tall :think:0

After some intense research I found a pic of your EA's photography team. :T

Flat very tidy inside.
I don't like the trampoline in the garden as it reminds me of kids and noise.0 -
The failure to sell has nothing to do with the pics or wording. It's the price.Been away for a while.0

You live by your mistakes and all that eh!
I am getting the wording and photo issues etc attended to ASAP.
Why is it you always have to bloody NAG NAG NAG at EA's to get anything done.

Hi,
Thanks for your feedback......
I don't feel price is the issue.
We have reduced our price by a good few quid with this new agent.
The estate I live on is very sought after and I feel we have it very reasonably priced.
Below are some other properties for sale on my estate to give you an idea of prices in the estate.....

Thanks again0 -
Once your idiot agents have tidied up the wording and corrected the descriptions of the front and back gardens I think you should find a buyer. They really should put in a mention of the side-of-the-building front-door access as it makes it (to my mind) sound more secluded and private. Have they taken a photo of the hallway to show some indication of the lay-out yet? Or a floor-plan? Have they taken on board the necessity of mentioning the length of the lease?0

Looking at a few of the other flats, the difference is definitely the way the estate agent has taken the photos (your main bedroom does look small compared to the others) - they don't do your flat any justice at all. I hope they don't send the same person round!! If you are not happy with their results you could always supply your own.
Some EA's really do need a few photography lessons - taking pictures of a bed, or a table and chairs, rather than the room itself. Not noticing that washing is piled on top of the washing machine, kids toys scattered about, really, it's not rocket science!!!0 -
Have had a few issues with your estate agent as well, mainly concerning photos and descriptions, was like pulling teeth sometimes trying to get them to change stuff.
I think what an earlier poster says about price is true as well, once I'd dropped the price far enough I had 3-4 viewings within the space of a couple of a days and two offers. The description and photos were irrelevant, it really all did to seem to come down to price. I needed to move quickly so I was lucky in that I could be fairly flexible on that front.
Accepted an offer on 17th December with a view to completing at the end of January, am still waiting though..would just say take anything an agent tells you with regards to how quickly a buyer can move with a pinch of salt....
Oh and good luck !0 -
Couple of really silly things but.....
Where do you eat? Not table anywhere.
The picture of the house was taken at the wrong time of day, with the whole of the house front in shadow. Makes it dark and uninviting.
Before you get them back, buy a tray of highly coloured primulas from the local market and put them in both the front and back gardens.
For the photos, hide all that garden furniture and move the trampoline further down the garden, to make it look bigger. If you've have not made a mistake, you've made nothing0
