Hi guys,

Just wondered if you could provide me your opinions please.

Basically, we had our property on the market with another agent for 4 months, only 2 viewings, very little interest generated.

We have gone with a new agent (link below) and dropped the price slightly.

It has only jut gone on with the new agent a couple of days ago though so early days yet...

Would be grateful of any comments if you could please let me know what you think.

  • OK, I'll bite. It looked very fresh and clean. The neutral colours are pleasing.
    BUT: where's the front-door?
    Why are there so many multiple photos of the same rooms, especially the kitchen and bathroom which don't actually give a different viewpoint?
    The bedrooms come across as very small, is this because of the way the photos have been taken? There are no room dimensions given so it's hard to say.
    The exterior of the building I don't find appealing at all which could have been improved by some nice planting to soften it up. Ditto the back garden, so the impression given is that you've not been there long and there might be a reason for that.
    I think there should be a pic of the entrance hallway as there's no floorplan so I can't visualise how the rooms might be laid out.
  • All I will say is it seems expensive for Wallsend. We're selling a one bedroom flat in Whitley Bay with sea and country views for less than 10k more than that and we have really struggled with interest. You may find you have to lower the price a bit more to generate interest.

    On the whole it looks clean, modern and well looked after. The garden is lovely and tidy and a big bonus for selling a flat. I think one of the issues with flats is that potential buyers get scared they might have kids/get married and be stuck. Your pics show that it can be a cosy and functional 'family flat' - something which I think gives you the edge.

    You are very lucky living at the coast, we would love to live there, however, it would be too awkward for us (would have to switch schools for our young daughter, which we wouldn't want to do etc etc)

    Our flat is situated in one of the nicer estates in the area (Hadrian Park) and is on the "outskirts" of wallsend, i.e. it is a few miles away from wallsend city centre.

    Done a lot of research on the pricing the last couple of months or so and it is definitely one of the more competetively priced properties within the Hadrian Park area.....

    Fingers crossed, good job we are all patient eh! Especially in these times.

    I agree, I Think the EA did get a little trigger happy with the multiple photos.

    The dimensions are actually on there if you scroll down on the page.
    Main Bedroom is a decent size for a flat, the second bedroom is smaller however.

    On a sperate note, point taken about the hallway, I did state that when they were out but the agent didn't seem to think a pic of the hallway would benefit.... ahem!

    Smartly decorated and uncluttered.

    Agent needs to include a floor plan; change double glazed "window" to plural; mention if it's leasehold or freehold; if there's off road parking; correct spelling mistake of Hadrian; include a link to Street View.

    Can't comment on price as I don't know the area.

    Yes, you are right, couple of typos and bad grammar which will have to get attended to (I did notice it myself but havn't chased them yet, will do though) :)

    There is off road parking which is mentioned within the main description wording.

    Sorry I missed the off road parking bit :o

    Not sure if the photos taken from high up are a good idea. TBH, it put me off a little but perhaps it's because I prefer to see pix taken from ground level rather than from a bird's eye view.

    Overall, a well presented flat. Hope you get some viewings and a buyer.

    Arghhhh it does pee me off when EAs can't spell 'accommodation'. They should be forced to listen to have weekly (or daily!) spelling tests of frequently used words. Jeez...

Weird, as they've managed to mention the front and back gardens four times on those details, but still no mention as to private/shared. Actually, the rear garden looks like it might be private. Please make sure they say if it is. A huge plus for a lot of people.

    No 'of' after 'comprises'. Gawd, that winds me up. I'd guess around 80% of EAs include the 'of'.

    Also hate the random use of capital letters for rooms, terms or features. What's that all about. Tonnes of EAs seem to be doing that now.

    The flat looks okay, just a little unloved (from the outside, I mean!).

    Generally (as per a thread on here), most people hate 'offers over' and some will discard it because of that. If it's common to your area, maybe it's okay. It does seem to differ over the country.

    Very bland at the front. Something's needed to soften it a bit.

    It's weird you've put the direct link up, not a RM link. Can you just confirm it is actually on RM, and was before?

    Definitely include how many years left on lease (presuming l/h).

    Two pretty small bedrooms. Not much you can do about that. Glad to see a bed in the 2nd bedroom.

    Strange line in kitchen blurb: "and door to external". Just change 'external' to 'rear garden' presuming that's what they mean.

    Do you have your own front door, or is it a communal entrance hall? Not clear. The first is a huge plus so mention if it's private (debates on here about whether it's officially a 'maisonette' if it has its own front door - maybe just stick with flat, but definitely worth a mention if private entrance).

    Can't comment as to prices in the area. Hope you sell soon.

    Thanks a lot for your response / advice (and sorry for my delayed response - computer problems!) ......

    Both the front & back garden are our own private gardens.

    The "offers over" bracket is a fairly common theme in the area, not sure what the deal with that is, lots of people seem to opt for it.

    Point taken about the front looking "bland".
    You can probs tell I am not a keen gardener!
    But I take your point on board there thank you.

    Well, the reason I put the EA link on at the time is because it had only just literally gone on with thenew agent at the time I put the post on here. That being said it should be on Right Move as well by now, however, to my disgust it still isn't!
    I complained to them yesterday about it and they have blamed it on..... ahem.... "IT issues"
    They have told me they will have it on Right Move ASAP.
    Also, it was (and still is!) on Rightmove with the old agent.

    I disagree with the commment with regards to the size of our main bedroom.
    I don't feel that the main bedroom is that small, it isn't a bad size at all for a flat.
    In fact its bigger than some of the 3 bed terraced & semis we have viewed.

    We have our own front door, but it would not be beneficial having a photo of it on, nothing untoward there of course, however, basically our front door is more like a "side door". Unusual layout our flat!
    Be very hard to get a good shot of the front door due to the fencing perimeter leading out to the off street parking area.
    Kinda hard to explain what I mean....
