Agree with evoke - if you want a quick sale, drop the price. No amount of de-cluttering and painting the walls magnolia makes up for being the price.
I sold in Feb 09 when the market was in the toilet. Other flats the same as mine were on at £120-125k. I priced at £112k against EA advice and accepted £104k. I just wanted it sold and fast. Going on the market to completion was just under six weeks.
In a dodgy market it'll take time to get full value for it. Price it cheap and someone will buy. Depends how much you need to get full price for it versus how quickly you want to move.0 -

I can tell you that i did de-clutter my house, its mainly nutural colours anyhow but did paint my kitchen white especially to sell as i think it gives a much cleaner effect.
Do you think i de-cluttered too much, i took the photos myself and moved things expecially for the photos, i am very happy with them, but obviosly i can not live 100% de-cluttered house like the photos and i thought maybe when people view they are dissapointed?0 -

Again we would really need to see the pics, I put brochure of my house on here and yes some people were a bit harsh but most gave good critism and helped, I did it as a last resort to try and sell but still ended up taking house of the market as the market is so depressed at the moment

It's certainly no fun having your hearth and home ripped to pieces by strangers, even if they're offering constructive criticism.
How about posting which town your house is in and people can have a look on Rightmove for houses going for what you want for yours. This may give people the opportunity to say 'this one looks a good buy, compared to that one or several other that ones'?.................
....I'm smiling because I have no idea what's going on ...:)0 -

The fact that you had 10 viewing AND some offers means that your house DOES have appeal. I guess you just have to be more patient. Difficult to do, I understand.

Incidentally, you say that you decluttered your house, took photos for the EA....and then re-cluttered! Don't. Put it into storage until the house is sold, donate it, sell it, but get rid of it. Potential buyers expect to see what they saw on the photos - or preferably something better which even exceeds the pictures.
As an aside - there is a BIG difference between "decluttering" and making a house look sterile and soul-less. Invest in some fresh flowers and a couple of house plants. Put a nice, cuddly throw on the armrest of your sofa, some big candles in hurricane vases, etc. None of it costs much but it gives a house a warm, comfortable feel. Like the current owner enjoys living and relaxing in it.
And if that doesn't work - lower the price.

Yes, based on the information you have given, clearly you decluttered too much and poeple were disappointed when viewing.
At the risk of being too harsh, since you're not posting a link (and by the way, I wouldn't either), you would be better just reading the other similar threads as we are not going to be able to give you answers to your questions.0 -

Why not put it up for auction. The best offer on the day is what your house is worth. Or drop the price yourself. The Estate Agents can afford to sit it out but they are only thinking of their own interests. If you are desperate to sell then you have to sell at today's best price which is less than you are pitching it at.
Next door to us were in a hurry to sell as they needed to move to the catchment area of the school of their choice and set the price £20,000 lower than the EA'S evaluation and loads of people came to have a look. They got 2 offers immediately and they were able to chose someone who was not in a chain.
