My house will be on a year in March and we have had over 10 viewings few offers that never worked out and its still not sold.
Its up for a fair price of £85.000, i suggested to my estate agent that we reduce again but they said its a fair price already its just finding the right sort of buyer.
I have had enough because the house we really wanted has now been sold.
I am not looking again now until ours is under offer but looking on rightmove theres nothing i like anyway.
I feel so disheartened and somthing has come up and i need to move sooner rather than later.
Please can i have some tips on how i can attract the first time buyer that we need.

I would love to for the genuine people, but i have saw how nasty and critical people when people put the links to their property on so i am not going to put it on.
It has just been valued buy another well known estate agent as i thought maybe in a year it has de-valued but he said 85.000 too.0 -
Hard to advise without seeing what the propertly looks like. Have you asked the agents for feedback?0

It's hard to offer good advice without being able to see your house and do a comparison with your area and houses which have sold nearby.
I would, however, caution against agents' valuations.
At the end of the day a house is only worth what someone wishes to pay for it. My house was valued at 11% more than someone was willing to pay and I had to cut the price accordingly to sell.0 -
Although its obviously painful to hear some of the criticisms when links are posted up on here (and I agree some people are unnecessarily nasty) its probably what potential buyers are saying to themselves as reasons they aren't putting an offer on. Its a house that whilst you have obviously made it how you want it, may not suit others - if you can steel yourself to read the comments as being commentary on the desirability of the house rather than your taste etc (which you are entirely entitled to ) you may get some useful advice amongst the dross. If nothing else its a useful straw poll which may indicate whether its just your area and the time, or whether something simple that you are too close to see is putting people off. I know if I put my house on the market and linked it up here people would slate our stripey stair carpet as being too loud - but we love it and feel it adds character which is fine as we have no plans to sell anytime soon!Adventure before Dementia!0

If you're that desperate to move, you should lower the price and if it is low enough, you might start a bidding war and might actually get near the price you're after. If that doesn't happen, you don't have to accept any offers even if they are at the new asking price if you don't want to, but you might find that the house you want is at a lower price than you expected too.0

Tell the agent to sell it for £79,950. Don't let the agent bully you into keeping it at the price he thinks it should be. The fact of the matter is that it's not selling at the current price and you want it sold. Lower the price. End of.
Also promote any other features like "Chain Free" - you could sell it and rent for a while to make it chain free and a chain free property is MUCH more attractive to potential buyers.
See if you can get the photos done professionally as these make a big difference too.
Finally, ask the EA to call up investment buyers and see if they're willing to make a ridiculous offer to get it sold. It all depends on how low you want to go but every property will sell at a certain price.Everyone is entitled to my opinion!0 -
What have other similar properties in the same neighbourhood sold for recently? This would give you a much better indication of what people are prepared to pay than any estate agent's spiel.
What are the agent's photographs like? Are they showing your property to its best advantage? Have you ruthlessly re-cluttered and painted everywhere in light neutral colours? What do you think makes your home more attractive than your neighbours' properties?0
