    I know it’s easy to say just put your clutter into storage but when you have a three year old child plus Christmas has just been and on top of that her birthday it is hard I must say.
    Also there is not loads of clutter but with the photos of kitchen there was nothing on the work surfaces but obviously now there is a kettle bread bin microwave utensils ect ect I did get into the habit of hiding everything before a viewing and was up for hours the night before doing a spring clean but I got to the stage where nothing ever happened afterwards and I was dreading a viewing as I didn’t have the energy to do it all again, I thought if they come back for a second viewing I would do the spring clean then.

    To answer the question about what happened to the offers, one lady that made an offer is still awaiting funds and was saying it will be here next week, then that turned into next month then the month after so she is out of the equation as it could take years for this money, another offer as for an investor for £74,000 unfortunate we could not go that low due to needing the equity for a deposit on our next purchase and that was lower that we paid for it.
    Another made an offer but nothing ever came of it I think he found a different place.
    We have a person in the that’s working away wanting to view it to do a but to let but have to wait for him to get leave first that old take months.

    I have had 2 PM's one claiming to be an estate agent that wants to give me personal advice my house because 'despite what the thread says 10 viewings in a year is not good' and it just so happens to be a new user created in Jan 11 with no other posts!

    And another claiming to be my friend wanting the link to my house and he will give me discreat advice, a quick thread check shows he/she is also a nasty poster.

    Are there lots for sale in your area? My house was put on for 85,000 in June. At the same time there were 8 houses on our street all on for the sale price and in the local area 0ver 16 pages on right move of two bed terraces for around the same price.
    As we found another property for a great price we are ending up selling for 60,000 to an investment buyer. Luckily in a position to do this due to family money (as we are well into negative equity and having to fund 30,000 to repay the mortgage!!!).
    There are no first time buyers around at the moment so if your house is over priced it just won't sell. I know you don't want to post a link, but what type of house is it? How old? How many rooms? What is the area like?
    One thing you could try is putting it on at offers over 80,000 as this will put it in rightmove searches of 80,000 and under but it seems people are interested if you have had that many viewings. We didn't even get one viewing so I knew my house was over priced!
