Lodger has left mattress badly stained

No - I originally bought the kids cheap ones, and they were so noisy that the kids woke up everytime they tried to turn over in bed. The M&S ones are fine, you honestly wouldn't realise they are not just standard quilted protectors.
With most of the breathable waterproof ones they aren't noisey at all. In fact you shouldn't even notice they are there:

He got back to me, apologised and said to price a new mattress so it looks like all is well. I took the mattress out to the garage so hopefully the room will freshen up with the window left open.

What was this awful stain that went through a normal mattress protector then? Your tenant must have had a pretty bad accident, not least you having to leave the windows open!!! _pale_
I think the suggestions to put a plastic covering on is totally insane. They are horrible, sweaty and totally unrealistic in normal home situations unless the tenant is known to be incontinent. As an ex nurse, I saw their benifits on wards....even had to sleep on them myself when having babies and they were horrid. Wouldn't contemplate them a given in rentals.
The fact the OP's tenant is willing to replace shows they know they over stepped the line soiling a new mattress, and they probably will forever regret that 6pm start pub crawl......full Indian, and then a top up kebab...... coming out the club at 4am..... washed down with a bright blue spirit! :cool:
