Lodger has left mattress badly stained

  • I would definately buy a new mattress & take it out of his deposit.
    Write to him or call him and tell him first so he can either sort it out personally or agree to the deduction.
    Take photos of said mattress as proof.
    Personally if I moved into a rented place and found a large unidentifiable stain on a mattress I would find it revolting!
    Some people really behave like animals don't they?
    I won't even go into what my lodger did when I asked her to leave!...

    I've sent him a mail so we'll see what he says. The room smells stale so the window will have to be left open for a while.

    My lodger was a professional person from Spain...Noo not a lady of the night!
    I asked her to leave and she proceeded to howl like a werewolf at me! My friend was with me and we did'nt know wether to laugh or **** ourselves!
    Then she locked herself in the bedroom and used some sort of implement to slash the new double mattress I had bought her to ribbons,slash all the pillows and the quilt I bought her one month earlier.
    Pile all her old clothes on the bedroom floor and urinate on them.
    take all my Clinique shampoos and shower gels and pour them down the sink.
    Tip all her food she had just bought from the supermarket into the walk-in wardrobe.
    All in the space of an hour, all the while screaming and howling like a wary-wolf(as my auntie used to say)
    We also suspect she smashed my car window and stole my credit cards.
    After she left I discovered she had also crashed my PC.
    So what was my crime?......
    I offered her somewhere to live as we worked together and I felt sorry for her as we were the same age and both single and I would'nt like to be alone in a foreign country.
    Her crime apart from the above was to not shower for the whole month,bring her boyfriend over and ask if he could stay and ask if I could get him a job!(I said no)Cook at all hours of the day and night(we both worked shifts).
    that's all folks but as you can imagine I'm done with lodgers!!

    If you do not have an inventory/schedule of condition for the bedroom, you are likely to lose a legal challenge for the deduction if the lodger takes you to the small claims court. Always get one drawn up and signed by the lodger which will help you in the event of a dispute.
  • Eh, any lodger who stains an almost new mattress with a mattress-protector on it AND doesn't even tell their landlord but just creeps off into the sunset is most unlikely to go to the small claims court. Dirty little sod.

    Don't even bother trying to RugDoctor the mattress. Even the purest, cleanest water will cause the mattress padding to release it's non-ccolourfast colour into the patch you just tried to clean and make it look even worse! You have only to see the absolutely gruesome stains my leaking hot water bottle caused on my pristine mattress to realise that adding yet more liquid makes a yuck! stain look like something out of Monsters from the Sewage Pit.

    The only time I ever was able to save a mattress was when a 3 year old grandson seeped pee on a single mattress during a massive heatwave. I Karchered it, letting the water run straight out of the bottom covering and laid it out in 100 degree direct sunlight. I was able to rescue it as suitable for family members use only - I'd never have offered it to someone paying for the privilege of a nice, clean, wholesome bed.

    He got back to me, apologised and said to price a new mattress so it looks like all is well. I took the mattress out to the garage so hopefully the room will freshen up with the window left open.

    If you try M&S, they do waterproof mattress protectors which look just like normal quilted ones.

    can you not just cover the matress and still use it , it seems a huge waste to get rid of a mattress because of one stain
