    The problem is not knowing what caused the stain. Under the light I can see it is a lot of small stains in roughly the same area rather than a large stain caused by spilling a drink on it one time. This dosen't inspire confidence! If it was a glass of water then fine, but I can't expect someone to sleep on a mattress stained multiple times with unknown liquid.

    I'm a retired employment solicitor. Hopefully some of my comments might be useful, but they are only my opinion and not intended as legal advice.
  • Sleeping on a stained mattress in someone else's house would make my flesh creep. A responsible and conscientious lodger would take off the mattress-protector and launder it from time to time, so there's no hiding it. Who would want to pay a fair rent to sleep on God-knows-what? Blech!
  • Like in a hotel you mean? Do you ever check the mattress? They have a different person every night using the same mattress and pillows.

    Fwiw, I had a lodger who left my room in a right old state. I had to redecorate (had only done it prior to his occupation) clean the carpets and deep clean the room. I did all of the work myself but sent him copies of receipts for paint. If it's not wear and tear then you are within your rights to charge them.
    Mortgage free as of 10/02/2015. Every brick and blade of grass belongs to meeeee. :j
