Did you ask IN WRITING ? Did he reply in WRITING?
Until you do you have not adhered to the contract.
I'm sure if you do so, you will get a proper response, instead of an off-the-cuff, on-the-spot, trying-to-avoid-ruining-their-property type answer...

So you moved into a flat that was not suitable for your needs, but expect that the landlord can bend around you. If we're starting a poll, I'm going troll please.0

Does the LL know you only plan on being there for 6 months or so?
If so, maybe he doesn't really want to spell it out to your face, but he risks you not repairing the wall. I'm sure you could say you were living elsewhere or travelling for 6 months rather than renting somewhere from this LL. You don't seem fussed about a reference which, coupled with the rest of this paragraph, I'm afraid is leaving me to doubt you'll actually get any repairs done to walls either. As said, actually get a quote for repairing the walls after - along with one for replastering and redecorating in case the plasterwork's shot. I doubt your LL can be bothered getting another agreement drawn up for you to commit to repairing the walls after. Doubt your word would be good enough for him or any other LL. Nothing personal, just that they can do without the added hassle and risk.

He.

No.
Deal with it. We're all agreeing with him on here - what EXACTLY do you hope to accomplish if you bore the population of this forum into submission anyway? Are you going to go running to your landlord saying "some random people on the internet said you're being mean to meeeeeee"?
If you lent your mate a car and he paid you for use of it... wouldn't you be piddled off if he returned it with a dubiously fitted sunroof and painted snot green? (apologies to owners of snot green cars)
You want to paint your house purple and stick astroturf on the ceiling, you want to decorate in colours other than "tasteful ones", you want to fix things like TVs to the walls or own vast quantities of pets.... you have to buy your own. You're renting - you deal with it. And if you go ahead and fix it anyway (with the attitude you're taking I suspect you'd use the "I've got a child" card to prevent him ever evicting you tbh) - you're screwing over every single decent tenant who DOES ask their landlord and take the yeses and nos on board, justifying the way we're all treated with endless inspections and checks and the like - because there are prats out there who think that a tenancy agreement is carte blanche to take the piddle completely and trash the fabric of someone else's asset.Little miracle born April 2012, 33 weeks gestation and a little toughie!0 -

He doesn't have complete freedom to just say no. If you are claiming that the landlord doesn't have to work within the terms of the contract (i.e. give reasonable grounds for denying permission) simply because he is owner, then I find that a very weak argument.dizziblonde wrote: »And if you go ahead and fix it anyway (with the attitude you're taking I suspect you'd use the "I've got a child" card to prevent him ever evicting you tbh) - you're screwing over every single decent tenant who DOES ask their landlord and take the yeses and nos on board, justifying the way we're all treated with endless inspections and checks and the like - because there are prats out there who think that a tenancy agreement is carte blanche to take the piddle completely and trash the fabric of someone else's asset.
Yes, that's exactly what I am doing, I am trashing the fabric of the house...by putting half a dozen or so holes in the wall.
No doubt, with the massive damage I am doing to the property the landlord will be able to convince a court to evict me.
The way you paint it, you'd think I was trying to do a loft conversion...0 -

I really don't understand this. To me the situation is that the landlord and I signed a contract, with a clause that states that I need his permission to fix anything to the wall, but that he won't withhold the permission unreasonably.
If the clause just said "you can't fix anything to the wall without permission", then I could understand the objections. I would certainly be breaching it by fixing it without permission.
But it doesn't just say that, it also says that he won't withhold it unreasonably.
So, there is then the argument of whether it is or is not reasonable, and I can understand that people with have different views on that. I can completely understanding people saying that they don't think it is reasonable.
I just can't understand the - "landlord's rules" and "he said no - accept it" and "he doesn't have to explain himself to you" - comments
I can understand if people think he argument is reasonable, or that mine isn't - but not this idea that him being an owner somehow transcends his need to abide by the clause, or my right to challenge whether he has abided by the clause.0 -
I'm pleased you're not my tenant. If people are gonna vote troll maybe a nice little pad under a bridge ought to be sought out!GE 36 *MFD may 2043

It's HIS decision as to what is acceptable, not YOURS. I'm struggling to understand what you don't understand about this. You might not agree, but that's tough, I'm afraid.
If I rented and wanted to paint a room lime green and the LL said no (if I needed to ask his permission), I might not like it, but I would have to lump it. I would not be able to say well, I don't agree with your view that it's unreasonable so I'm going to paint it anyway. I have a mortgage and bought my own house so I could paint the walls whatever colour I like, and hang 300 pictures and telly on a wall if I so desire. There is a huge difference between renting and owning.
Arghhhhhhhhh! I think this is me gone now. Too frustrating.
