                    We went to see a new build house at the weekend. Lovely, as well it should have been for the price. However, was [STRIKE]astonished[/STRIKE] amused to note that they had handily combined the downstairs loo with the laundry room.
After imagining the sort of activities that go on in either, I'm not sure that the architect had really thought this through fully.....

            How big was the room?
Getting a washer and dryer out of a kitchen give better use of that space,
Also means the noise can be isolated0 - 
            I can't see it being a problem , its very handy to have a loo downstairs and if you are bothered about your guests seeing things they shouldn't send em upstairs..#6 of the SKI-ers Club :j

            The room itself was a decent size I suppose - not big enough to divide off in the future though.             I think I would have changed the study to utility/laundry with garden access.

What the plan does not show is the open plan from kitchen to family room
I always think a toilet/shower room with access from the garden and garage would be a good idea but you don't see that often.

            I wouldn't have the slightest problem with this. It's pretty much the norm in Scandinavia and other European countries. To be honest, when I first arrived in the UK I remember finding it very strange seeing washing machines in the kitchen! The combination of dirty laundry and food, or clean laundry and grease stains etc never seemed that appealing to me. Obviously a separate utility room is the best solution, but if there isn't room then a bathroom makes more sense to me than the kitchen. I wouldn't necessarily choose the guest loo though, the family bathroom might work better.0

            We had a room when we bought our house (well its about 3.5ft by 10ft) so not really a room, which was being used as storage off of our kitchen ...... so we changed into a utility room and added a downstairs toilet at the end (with the window), so effectively we have to walk through the laundry room to get to the downstairs toilet ....... and i can say it has never bothered us, i have an airer which is permanently up but it has never worried me that you have to walk through it to get to the toilet ...... it gets washing maching and tumble dryer out the way too!
Before we had the utility room, we always had an airer in the kitchen (especially this time of year) so we went for the option of having the airer where "it should be" rather than in the kitchen where anybody pops in can see (havent got a spare bedroom which i know loads of people put their airers etc), whereas the only visitors that do see it are the ones that use the downstairs toilet ...... understand may put some people off, but obviously wouldnt put us off

            thankyou all for your contributions - very interesting to hear your viewpoints. I am still a bit bemused by it I have to admit (especially given the price of the property).
We did offer 80% of asking on the house (all we could afford and we felt that there were other issues in combination with this that let the house down a bit) which was rejected. Unlesss they re-evaluate their decision in the next few weeks, we'll have either found somewhere else or made the decision to go into rental, meaning that we wouldn't be able to tie up the timescales to buy this place anyway"Science is a wonderful thing if one does not have to earn one's living at it" Einstein 19510 -

Yup, exactly what we would look to do in the future: Office now would be turned into a utility with the window made into a door, and dining room now would be a fantastic study.

            Definitely would put some people off (me for example) - I was extending my old house and looking to have a downstairs toilet - my dad thought it would work well with the washing machine in the same room, wife and I though yuk!
OT we are also extending our new house and will make the downstairs toilet a shower room - doesn't take up much more space and gives us the option of making it, the utility and the second lounge into a 'granny annex' should the need arise.I think....0
