    Great news about the new potential house, will keep my fingers crossed for you!

    I would def get some valuations on your place asap so you can know how much money you have to play with. You can ask the agent the things you've mentioned, just bear in mind that they work for the seller, not for you so may not give you all the information you need. When we were looking, the key information we needed to know was how long it had been on the market. With our first offer we were told that a buyer had offered exactly the same amount as us that morning, and would we go £5k higher? It had already been on the market for 4 months then. Torn we said yes - and when the offer fell through, the house was still on the market 5 months later. So clearly they made that up (but we did get the house for £13k less than our initial offer, so it worked out ok in the end!).

    I think if I were you, and you can offer £145K but only that, I would make that offer and make it clear that it was subject to survey, and taking the property off the market immediately. Explain that you cannot go any higher, but are serious about the property and are putting your place on the market this week. They may not accept as you are not close to a sale. But you could book the survey this week to show your commitment to the property.

    p.s. definitely mention the boiler and other issues as that would reflect in your offer price

    just caught up on all your news - sounds like school is manic for you too. I'm jealous of your A Level numbers - the woman in charge of timetabling here seems to be on a mission to kill off language A Levels :(

    That's not a levels. Just GCSE. I only teach upto ks4!

    Are there any neighbours? Always worth asking about them - who they are, were there any issues with previous owners tho if its an EA they may not know that?

    My mother was a science teacher in Australia and she tutored Yr 11 and Yr 12 (A level equivalent) privately for most of her career. I would go for it, and don't undersell your skills, particularly if you can tutor Physics or Chemistry (or both!).

    Right done my marking standardisation...so just got to be cleared now and then I can mark on Wednesday. Fingers crossed. I hope I passed. I got 12 questions outside tolerance, 36 within and 31 agreed. Surely that has to be a pass.

    I hope so. I want paying not blooming marking for fun. LOL.

    Apparently I have to have verbal feedback before they sign me off to mark so awaiting my phone call so I can then start. Yawn.

    Awww...one of my year 11s nearly made me cry today. She waited behind after the lesson and said she needed to talk to me. After that she got a present and card out of her bag....bless her she's bought me some lovely perfume. She kept saying she was going to miss me. Awwww....

    Also, was really good went to ZUMBA at work as well. Very good fun. When I came home I took Belle for a run on the park and now I'm POOPED! Roll on the weekend. :D
