    lynz, you really can wait this out. With each viewing you tell people you have offers on the table. The more viewings you can pack in, the more confident, or not, you will be in whether to accept this offer.

    Any serious buyer will not walk away while you decide on whether to acept an offer. I have slogged it out over more than two weeks before (he was an EA, lol!) Your suggestion about continuing to market is very good. If nothing else, it is completely honest and if he is prepared to pay more, he will offer to get exclusivity.

    I would give yourself a couple of days though before even saying this. Just tell him you are considering his offer and will give him a call on Friday(?) to update him.

    I have harped on in the past about honesty and communication, but people will wait, AND will see the good in you if you are honest.

    With regard to exchange, I think he is going to be disappointed as I bet HA red tape will tie things up for longer. I also recommend you go for as much time between exchange and completion as possible, just in case he does try to back you into a corner.
