    Well spotted, I actually had a little chuckle when I read the key, wasn't sure if anyone else would bother with the small print.

    Still, rents are shooting up so perhaps they will see that figure reduce.

    Well, by shoddy, I mean the basic complete lack of regulation about any human who can let a property to any other human. Don't let it be a problem to your general perceptive limitations.

    So what if it is? Isn't everyone entitled to an opinion? I've had some awful experiences as a tenant, heard a lot of difficult stories from my friends who rent, and heard some shocking tales about the landlord activities about my friends who are landlords.

    Sure, some play nicely when it suits them (?), but only because some landlords have consciences.

    Unfortunately most landlords I know of seem to play by the easiest/laziest self-imposed rules for their own gain, and F**K everyone else!

    The funniest landlords are those who say they're providing a social service of some sort.
    3. Using the 'long term average of price to rents ratio' seems a novel way to value houses, how long was the period they are using, maybe some 'basis' changes have ocurred since then, hard to comment without knowing the precise nature of the data they have used. Did they use that data because it produced the table with the numbers in it that they wanted? Maybe I am being unfair though maybe in countries where rental property is much more common, the rental yield is a more appropriate way of valuing property. However if that is the case, I would suggest that maybe it is therefore not that appropriate to apply it to the UK where home ownership is much more common. That's just my hunch though, I do not actually know much about home ownership in other countries.

    I'm just joining in on a thread about the REALITY of BTL.

    If you can't handle it, get back to your mansion and make the best of the relatively-recent and relatively-new class segregation imposed upon the rest of us by a bunch of idiot mindless "investors" and a government complicit with thoughtless selfish greed.

    I think you will find that there is quite a lot of housing law, so maybe it's your perception at fault?

    Sorry, you've lost me. I don't believe I gave any indication about how I behaved. I'm a quiet friendly person and get on well in life. :)

    The right to have an annual gas safety check
    The right to be given not less than two months notice to vacate
    The right not to be evicted without a court order even if you are not paying the rent and are in arrears
    The right to a minimum period of 6 months for AST's
    The right to have quiet enjoyment of the property
    The right to have your deposit protected
    The right to have a third party adjudicate on deductions to your deposit
    The right to have the property kept in a reasonable state of repair especially to structure, services, heating and bathing items.
    The right to receive an EPC (European directive, not housing law)

    I speak for myself, I am a landlord (amongst other things). I do not speak for all LL's, I of course realise that that across the board in all spectrums of life there will be good and bad in all groups of people (something you seem unaware of). What have I to lose? Absolutely nothing I am here merely for keeping myself updated and entertainment.

    You certainly (along with the OP) appear to have a chip on your shoulder, not I. I get on well with all of tenants and realise one or some bad tenants does not mean all are bad.
