Best way to con your buyer and EA

  • My piles have already started. The finances aren't looking great either. But I understand the latter is reversible if I don't con the buyers or the EA, so that's good.
  • Give us an example of a trick?

I know somebody that got a dodgy surveyor to value the house he wanted at £20k lower so he could get them to drop the price, (scumbag)

As a seller I am not sure what u can do, how will it benefit u to take the fixtures and fitting for example??

Its sad that people like you are out to take advantage of others, at the end of the day if you cant afford to sell your house for what its worth then you cant afford to sell it, simple.

Never mistake being nice for being weak.

It's easy to get the price you want - just stick to your guns. Of course that may mean it never sells if it's overpriced.

Using underhand (even if legal) tactics is a sign of weakness because it usually means you do not have the balls to tell people to their face what you want.

Man up, I say, and do the right thing -always!

I don't want to be Mr Naive and undersell the place

I look forward to your update in 12 months time, when you are posting angry posts about how your house hasn't sold yet. No doubt it will be someone elses fault.

when every other !!!!!! is out there getting up to tricks such as advertising their 2 bed bungalow as a 3 bed house because they count the dining room as a bedroom, or putting furniture in places that conceal obvious problems like cracks in walls.

Of course, this is classic for duping buyers; for most buyers the penny doesn't drop that they've mistakenly bought a 2 bed bungalow instead of a 3 bed house until at least 3 months after they've moved in.

I want to make as much money as possible by selling my home.

I'm willing to try any dirty or unethical tricks to con my buyer or the agent, just so long as it's legal.

Gazumping, gazundering, taking the light switches with me, inventing mystery offers from other buyers, the lot.

So, what are the best tips and tricks for getting every last penny worth of value out of your home when you sell it?

 Cheers. Here's to the mug that buys the place. :rotfl:

    Ask your agent
  • If you want a trick - look at this place (photos 2 and 3):

    http://www.rightmove.co.uk/property-for-sale/property-28635424.html

seems to show a nice spacious lounge / dining room.... but just look at where the pictures are hung on the walls.

They've obviously set it up first as a dining room, taken photos, and then set up the other end as a lounge and taken that photo.
  • Very well spotted, Andrew! This is exactly the sort of shyster trick I was talking about!

Any more examples like this please?
