I want to make as much money as possible by selling my home.
I'm willing to try any dirty or unethical tricks to con my buyer or the agent, just so long as it's legal.
Gazumping, gazundering, taking the light switches with me, inventing mystery offers from other buyers, the lot.
So, what are the best tips and tricks for getting every last penny worth of value out of your home when you sell it?

are you buying another house when you sell this one?? If so I hope the person you buy from is very like minded to your self.
why would you want to behave like this?
what would be your reaction to this if you put yourself in your buyers shoes?
can you please let everyone know the details of the house you wish to sell so that everyone can avoid it.
Dont you have dreams of your perfect house, I expect so. So will the person buying yours.
why not negotiate a price you are happy with and sell at that. Why stoop to these tactics?

Highly likely that the latter isn't going to lead to the former. You'll end up !!!!ing off a lot of people, and if you REALLY want to sell, begging an agent to take you on so you can give your house away to someone willing to deal with you in return for a bargain.
People will go the extra mile in a good relationship. You'll get b*gger all from people you treat badly.0 -

Who doesn't want to sell for as much as poss or isn't hoping and praying the buyer doesn't notice the third bedroom windows doesn't shut properly or that there's a huge hole in the floorboards where DIY hubby was pulling wires for the home cinema or scratchmarks behind the couch where the cat was having a party?
He did stress out he is looking for legal solutions, lol.too foreign for diplomatic or PC answers, too poor for a sig0 -

Hehe, well yes it was sort of tongue in cheek.
But... I do want to get a good price. I'm not gonna dupe anyone but I don't want to be Mr Naive and undersell the place and get trodden on when every other !!!!!! is out there getting up to tricks such as advertising their 2 bed bungalow as a 3 bed house because they count the dining room as a bedroom, or putting furniture in places that conceal obvious problems like cracks in walls. :think:
My dilemma is as follows. In a capitalistic world, surely I'm a fool if I do anything other than what will fetch me the very very best possible price? Even if it's ethically dubious, if it's legal then I should do it? Isn't that how business deals are done - to make as much money for yourself as you possibly can? :money:
In any event, I do think it is good to be educated. Basically I want to know all the tricks going. Not so I can con anyone, but so I don't get conned or "played" myself.
