i think you have...Not really shooting myself in the foot, yes annually it has been a slow increase, but do a simple sum right now.
Take any house for sale and deduct 7%... is it more affordabe?
prices rising at only 7% over 13 years would mean that they have risen less than wage inflation in that time meaning they've become more affordable...0 - 
            So houses have risen only 7% in 13 years? no other rises have happened?

apparently this chap in his post below said that 7% was enough to price out quite a lot of people...So houses have risen only 7% in 13 years? no other rises have happened?
i thought it was cobblers too btw...To quote Hamish himself, prices are 7% higher due to 'investors', to which 7% is enough of a swing to price out quite a lot more people.0 - 
            Well 7% less would make houses more affordable to many hence less people would be priced out.
