    The agent has listed the property as available from 15th December.

    My rent (£425) is due on 7th December. My question is.. If the agent finds someone to move in on 15th December (which I think is very likely), will I be entitled to get a percentage of my rent back, as the new tenants will be paying a month's rent in advance?
    The LL is doing you a "good turn" by agreeing to an early release .

    The fact that the LA has listed the property as "available from 15th December" obviously is no guarantee that a new T will be in situ by that date.

    Unless the LL has agreed otherwise, he is entitled to continue to receive your month's rent in full as per the terms of your contract. LL cannot receive two lots of rent for the same property so would be bound to return your money for any overlap.

    However, as Silvercar says has the LL asked you to pay the readvertising costs - it would be usual for a LL to do so.

    Why not just talk to the LL direct and ask him/the LA to confirm in writing what the terms for the early release are inlcuding how any overlapping rent repayment would be made to you.

    L Lis already doing the T a favour by agreeing to that early release: to start trying to pay weekly when contract requires monthly payment is likely IMHO to be seen as the T "pushing his luck"

    But only if this is part of the agreement for early release. OP says the agreement was "Basically that I keep paying rent until he finds another tenant."

    Howeever, OP would be wise a) to get the agreement in writing and b) to keep paying rent in the usual way so as not to anatgonise the LL.

    Remember even if this agreement is written, LL can make things awkward by not seriously marketing, or by turning down prospective tenants.
