Hi guys!
Due to unforeseen circumstances I've had to move out of my rented accommodation. The landlord has kindly given me an early release; I have moved out and now live with a friend. The agent has listed the property as available from 15th December.
My rent (£425) is due on 7th December. My question is.. If the agent finds someone to move in on 15th December (which I think is very likely), will I be entitled to get a percentage of my rent back, as the new tenants will be paying a month's rent in advance?

You should do. or you can pay only 8 days worth of rent on the 7th. Speak to LL or LA so that there is no misunderstandings.0

The landlord has kindly given me an early release;
Whatever they were, however, the LL cannot take double rent. If he accepts rent from a new tenant he cannot take (or keep) rent from you, since he is not recipricating the contract by making the property available to you.0 -
I'd say it's unlikely they'd find somebody this side of Xmas - and it can take 2-3 weeks to get credit checks etc done, so the likelihood of somebody being able to move in on the 15th is slim.0

I do beg to differ on this, as you just can't tell.
I run a lettings agency, and last year we were run off our feet till Christmas Eve, with people wanting to move in and some even collecting keys on the 24th - however the year before, the market was dead after mid-December and we did no lets.
This year, we have a complete shortage of properties in our town - as soon as anything is put on Rightmove, the phone calls start coming in and it is let within a day or two.0 -

What does your tenancy agreement say? If it says the rent will be paid on xxx date, monthly in advance, then it wouldn't suprise me if you got your Landlord's back up by paying weekly.0 -

Who pays the advertising costs of getting a new tenant? Landlords can charge for this if releasing you much earlier than the end of the initial fixed term means they incur costs that they wouldn't have had you kept to the full term you had signed up to.I'm a Forum Ambassador on the housing, mortgages & student money saving boards.
