    What I particularly like about yours, Michaels, is that the extention looks balanced. As if it were built that way originally. And it does make sense, IMO to use a big roof space. Games room could also become ''office'' should you need it.

    The en-suite to the master will have a 'feature' bath and separate shower hopefully of the walk in rather than cubicle type and the new family bathroom will hopefully also fit a separate shower cubicle rather than having one over the bath. The downstairs shower/toilet will also probably be a wet room.

    Lots round here are on narrower plots and only have a dormer roof extension but it less in keeping to me.

    I quite wanted to not have the extra bit of width on the garage so that the semi-pair would remain balanced but it will be very useful for us to fit bikes and storage in the garage as well as the car. Also I didn't really want a long narrow passageway to the garden as being north side it would just be dark and dank. But that part has upset our neighbours most so I may still leave it off or possibly try to reduce the height.

    Would be better to have downstairs as a cubicle to contain wet space?

    Also the bathroom tucked into the corner of the utility doesn't feel right but it sort of fits in that space. are you doubling the footprint of your house?

    Hmm - footprint (including the garage) is probably more than doubled...

    The (cunning) plan is that the downstairs bathroom plus utility plus new lounge could make a granny annex if the need arises.

    I love double sized showers.....big enough to get a couple of kids in at a time....or adults. Also to sit down and shave your legs. Not that I epet you do!

    If I couldn't have a double sized shower or wet room now personally I'd prefer a shower over bath with screen not curtain to a single/cubicle style.

    Very similar to michaels only we decided against the garage at the front and had another room. More than doubled the size.
