    We've no plans to extend the house, everything was done before we moved in. Or so we thought, we had to redo some things that had been done poorly. That and double glazing, replacing one roof...

    But that is the fun of this thread, an opportunity to give input with no builders mess.

    With a pressurised system are there rules around qualified installers every time you need to drain and re-pressurise the system and compulsory annual checks?

    There are many sizes of tank for Megaflow.
    Ours is heated by both the gas CH and has an electric immersion giving flexibility. A mate up the road has his preheated by solar on the roof.

    When we were looking the already extended properties:
    a) cost 100k more than buying an unextended and paying for an extension
    b) were almost always extended 'wrongly'

    certainy give you a lot more space. I see you have three baths upstairs, have you thought of making one a walk in shower?

    No need for an annual check (at least we've not had one!)
    We've only had work done on it once and a mate who does plumbing (but admits he'd never worked on a Megaflow before) managed to drain it, replace the immersion, fill and re-pressurise just by following some instructions he got from a mate.

    I know, we were lucky and found one that had been extended as we liked. Plus we have no vision and couldn't have come up with the idea.

    I know that buying unextended is cheaper, but then everyone who has extended says their final bill is far more than they had budgeted and took far longer.

    Our extension was similar to your plans. They added a kitchen extension/ family room, utility room downstairs and an extra bedroom and two ensuites upstairs.
