    I think the data on that site might be a bit dubious. I put in my postcode and it came up with 2 dubious stats.

    1 - House prices for the area have gone up 38% in the past year.

    2 - Semi detached houses are worth more than detached.

    Neither sounds quite right to me.

    I think this is spot on.
    I've been waiting ages for my share of the equity in a house split and now I've got it all the houses I liked have gone!
    Most of the EAS I spoke too say that a lot of sellers are just advertising at the price they need to sell at and not accepting offers at all, so rather than me saying 'up to £150k ish' now I am saying max offered £140k, as I only have a 21k deposit saved.

    I looked at 3 yesterday:
    house number one -waste of time and still fuming as 'rear access to the garden' was a removable fence panel and a 4 foot wall drop! house was really nice too, although about 7k over the average for the street.

    house number two -sellers and EA there: very scruffy and some damp showing but not ideal weather for viewing I suppose and the expensive character bits seem to be there (although the cast iron fireplaces we missing and it just had holes! -they aren't THAT expensive!).

    House number three was lovely but had no character features. so a real shame.

    I was going to look at another today but my car is now stuck on a steep hill in the snow so unless the trains are ok I think that'll be a non starter.

    I shall keep on looking, but when the warmer weather comes I want to start rebuilding my motorbikes and I need a garage!

    I'd go back and have a look at the number of houses sold in your area - perhaps the sample is so small that the stats are thrown out. Also, I'd do another search and look over a longer time period than one year, that might show the trends up and down more clearly. And when I look at the site I don't search by postcode I search on the town, because certainly in our area our postcode covers a huge area of very different types of housing, so looking at our local town is more representative.
