    Gone off topic a bit-she does not live in winchester by the way ha ha!!!

    I am also still watching the market religiously and check rightmove everyday!! I too don't want to miss anything that comes on new or anything that drops the price. We have our eyes on a few properties some which have been on a few months with no price drop, hopeing they drop it next year, if not we will go in with an offer that we feel good about!!

    They have a 5% and have another 5% coming from a gifted deposit.

    I don't want to get into their finances as the original question was never about deposits, I only used them as an example of a gifted deposit that worked for them as an option for what we may do with our house in Jan.
    Seems like most people would rather have the £££ knocked off so we will def try that first come 2011!!! x

Here in West London, houses that are presented in very good condition are still selling very quickly at peak prices. In the past we've been too hesitant, I think, so I've learnt my lesson.

    Sorry to bore on about Winchester again, but that's also true for character properties in the centre there, WestLondonBuyer. I guess every market is different so it's vital to get to know the one you're looking in.

    Are you set on buying in West London, or would you look elsewhere? I say this as someone who would only buy in certain areas here, so I understand your POV.

    Have a look on http://www.home.co.uk/ and put in your postcode..look at house prices tab and market information and you can see the time its taking on average to sell in your area. my area is 372 days to sell on average. up 44% this year.
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    It is not about fairness, simply unrealistic to expect that a lender will take all the risk. Even if you find a lender who does, you will pay a very fair price for the risk :)

    edit: BTW, 3 new properties in my area/range this morning, I'm going to view one
