Is property selling in your area?

Trawling the EAs in Essex, there is a huge number of people snapping up properties and not enough coming on to meet the demand.

Are others finding this?

Bucks the trend of a stall in the market if so.

What are your findings? And what value of properties are sticking and hard to sell?

And don't forget to cast your vote to let others know whats happening in your area.
Might be a good idea to state the county that you live in.

I live in Middleton and Rochdale in the North West close to Manchester and the papers seem overloaded with property which have been on EA books for over a year and two. Asking prices are very unrealistic should easily knock £10k off. Flats in the City centre seem to be selling/renting well.

The EA's are twiddling their thumbs here and in the other midlands area we are watching. Loads on the market, same old overpriced tat week in week out. Anything nice at a reasonable price is snapped up quickly though.

there are two semi detached ex council houses near me both with garages no 17 &18 .both houses are in good condition .
No 17 was put on the market about 4 months ago for £110,000 (I don't no what it sold for ) .No 18 went on the market with a different estate agent 3 weeks ago for £130,000 .It has an offer of £168,000

I spoke to an estate agent who told me there is a shortage off semi detached houses .Semi detached houses are all going over the asking price because developers prefer to build town houses .

The current market feels like 1988 al over again, and I remember it well. For those of you that don't, this is what happened.

Nigel Lawson, then Chancellor, unwittingly created thousands of domestic disasters when he announced the scrapping of double Miras, a tax perk. Couples rushed to beat the deadline, jointly buying properties for the tax benefit alone. The ensuing house price crash and the problem of negative equity left them stranded.

Although nothing like that is happening this time, it "feels" the same. The market seems to be heading for "capitulation" a period where people will act irrationally just to get into (or further up) the property ladder.if this is happening, and we get further interest rises, prepare yourselves for the worst. No - It's not different this time!

They recently knocked down one house close to where i live and built 4 "town houses" (no gardens) on the site. All were sold off plan within 2 weeks for a ridiculous price.

To be honest in my area (mid hampshire) I would say houses fall into two categories. Those desirable houses that are priced right (usually FTB properies) are selling very quickly. But then the other half are just dreamers, where they are asking far far too much money for it, and it is way overpriced to those that are selling.

To sum up, reasonablly priced property is moving, but the rest of them think their house is worth more than anyone is willing to pay, so it sticks on the market; usually many many months until the decide to swap EAs and reduce the price...
