I got into the BTL scene (or residential property investment as it was then called) over 10 years ago. My properties have nearly trebled in value and are not mortgaged, so I'm not badly off! What amuses me is the amount of people I know who have recently (or are now) jumping on the BTL bandwagon - where the wheels are likely to come off in the not too distant future. I keep trying to tell them but they won't see sense. Most of these people would never dream of getting involved in a highly geared financial Investment, but are quite happy to do it with property! I'm sure this must be having some effect on the market. All (of course) IMVHO0 -

Most likely some effect, but nowhere near as much as some of the bitter, jealous posters would like to make out.
If those who rent from BTLers had bought the houses that they are in, the housing market would still be deprived of those houses.
For me, a bigger impact is caused by kids having babies and claiming HB to pay their rent. Also, immigration, both legal and illegal, increases demand. I think local councils should build 'Travelodge-style' accommodation rather than pay HB.
This would reduce the pressure on housing, discourage kids from having babies saving tax payers a small fortune.

Oh Dear Oh Dear!!!
I have read a good number of comments on here - not all but enough, I feel to get the gist of them.
That 'Tonite with TM' is one of the worst programs that I have ever seen for over dramatising the facts. Doesn't matter what the subject, the fact that TM used to be a newsreader suggests that ALL of what is said on that prog is totally factual.
I have come to notice that in recent ten years the trend is for programs to 'sell themselves' in order to gain high vewing numbers. the higher the number of viewers the more that the program makers can sell the in-between advertising for.
I'm not saying that it's ALL hype but if you believed half of the tripe that comes out of this program you'de find a large percent of the population taking a razor blade to the jugular.
Tho always interested in the FACTS behind the property market, I couldn't take this prog seriously. Always full of doom & gloom. Feeding the minds of those that worry about such things like the end of the world drawing nigh, Etc.Etc.
This site (MSE) is the result of a very clever young man (Martin, of course) and yet he appears on this show, obviously for a wage. Don't blame him at all for that, but I truly wonder if he believes the doom & gloom that the 'Tonite with TM' portrays - I doubt it somehow.

i think you need to do some more research rizla - FACTS change over time! When the facts change it makes sense to change your mind, this is what this programme was telling us.0

Sometimes issues have to be dramatised for people to take notice - it's a shame but thats the society we live in.0 -

If 'Doing more research' would have taught me that amazing fact then I truly have lapsed.

I remember watching that TV programme at the time.... if I remember rightly there was a middle aged guy who was having his house repo'ed. He was a single parent, with a child or two? and I think they lived in south London.... it was very sad.
What goes up generally does come down but who knows when that will be.....first time buyers should tread very carefully though imo.0
