80k difference on same road

we have seen a property we like thats 80k more than a house literally about 4 houses away from it

it is roughly 170 square feet bigger than the cheaper one, and has a bigger garden, but has a pylon behind its hedging to one side

a house on the same road (only a small culdesac so theyre not miles apart) was sold 2 yrs ago for 100k less at 140k, this particular house hasnt sold in thelast 6 yrs but prices were around 60k then, so its a fair jump

we are going to see it, but from the details on paper, it looks overpriced to us, would people more experienced in the matter agree? this is in north wales in a ruralish area

    Its impossible to tell if it has been valued properly without seeing it but the fact it is not the same size will increase its value.

    It could be that this property is also in fanastic condition, while the other one was without DG or GCH or anything.

    The only way to tell is to go and see it and value it for yourself. Think about the other properties you have seen and compare it, is it better or worse, has more redeeming features, larger etc etc. If it comes out on top or equal to of all of the other properties you have seen at that price, then there is your answer, it is valued correctly.

    Comparing just on the road itself will not give you a clear enough idea of whether it is worth the money or not. Just ask yourself if it is worth it to you.

    However, as it hasn't had an offer since February,I would guess it's unlikely to get one during a Welsh winter. View it, make an offer based on your own judgement (forget the asking price). If they don't accept, wish them luck and move on.

    Maybe some people just like meeting people and this is the vendors way. Nowt as strange as folk.

    no offers at all ? on the market since Feb ? definitely overpriced or something hideously wrong with it !!!!
  • Something which could have happened is that the people have spent far too much on the place than they can recoup in the asking price. We benefited by this because the previous owner in our house had installed fancy taps, paved the drive, landscaped the garden etc etc. In short that spent about £50k too much on the house. It too was up for too much money and we made an offer and since nobody else was interested we got it for what we offered.

    I agree with the post above. You will probably find it a palace but the vendors want their money back - hence overpricing them selves out of the market- would imagine very overpriced if on since Feb and would almost certainly get into difficultes when the mortgage valuation is done.

    Steer clear of anything with a Pylon near it. The health stories, unlike radio masts, aren't rubbish.

    Yes. My girlfriend is a doctor. She lived in a house with a pylon adjacent to her back garden for 12 years as a child. She developed leukaemia at age 21 despite no family history. Upon speaking to consultants in the field, whom she is friends with and works with closely, all have put the leukaemia down solely to the presence of the pylon, and have known similar cases.

    Thankfully she has made a full recovery, but I wouldn't wish 12 months fo radiotherapy, sickness, pain and baldness, never mind the fear of dying, on anyone. I was with her at the time and it was a terrible thing for her to go through.
